Pre-construction tells you what the market is expected to do.

Closings tell you what the market actually decided.

That is when a new development becomes especially interesting.

Not because the building is finally complete, but because real behavior begins to replace projections.

Who keeps the unit?
Who sells?
Who rents?
At what price?
And what premium is the market really willing to recognize?

That information can tell us far more than a sales presentation ever could.

For an investor, the most valuable moment may not be when a project launches.

It may be when expectations finally meet evidence.

That is where I start paying very close attention.

The better building is not always the better investment.

Carbonell and the new Mandarin Oriental residences sit on the same island, but they represent two very different ways to deploy capital.

One comes with years of real market behavior, established resale history and a basis we can evaluate today.

The other introduces a new ultra-luxury standard, a different buyer profile and a significantly higher entry point.

So the real question is not:

“Which building is better?”

It is:

“What am I receiving for the additional capital I’m deploying?”

That is where the comparison becomes useful.

Because prestige may influence a decision.

But price, basis, competition, liquidity and exit potential ultimately shape the investment.

If you are evaluating Brickell Key and want to compare the available opportunities and the numbers behind them, send me a message.

Knowing what not to advise on is part of good advice.

In a significant real estate decision, expertise should have boundaries.

My job is not to tell an investor how a property affects their taxes.

My job is to determine whether the real estate itself deserves consideration.

Is the asset strong?
Is the basis defensible?
Is there real demand?
What could challenge the investment?
And does the opportunity still make sense without depending on a tax benefit to justify it?

Then the investor’s CPA or tax advisor can evaluate the personal tax implications.

I believe that separation creates better conversations, better due diligence, and ultimately better decisions.

The strongest advisory teams are not built around one person who claims to know everything.

They are built around specialists who know exactly where their expertise begins and ends.

The building is not the investment.

The unit is.

When someone asks me, “Would you buy at Icon Brickell?” my first question is always the same:

Which unit?

Because the name of the building only tells me where to start.

The real decision is in the details.

The line.
The floor.
The view.
The condition.
The size.
The price per square foot.
The carrying costs.
The competing inventory.
And eventually, the resale potential.

Two investors can buy in the same building and end up with completely different investments.

One may acquire the right unit at the right basis.

The other may simply buy the name on the building.

Same address.
Different economics.
Different outcome.

That is why I don’t ask only whether a building is good.

I ask whether this specific unit, at this specific price, makes sense.

If you’re considering Icon Brickell and want to review the inventory currently available and analyze the numbers behind a specific unit, send me a message.

NoMad is easy to admire.

The more important question is whether it makes sense as an investment.

When I walk through a project, I’m not only looking at the finishes, the amenities or the view.

I’m looking at the entire equation.

The location.
The surrounding neighborhood.
The product.
The competition.
The flexibility of the property.
The acquisition price.
The carrying costs.
And eventually, the resale market.

Because a beautiful building can attract attention.

But an investment has to do more than look good.

NoMad is an interesting example of how lifestyle, location and real estate strategy can come together in Miami.

Take a look inside the project, the residences, the amenities and the neighborhood around it.

Then ask the question that matters:

Does this property deserve your capital?

If you’re interested in reviewing the available inventory, including residences ready for delivery, and analyzing the numbers behind the opportunity, send me a message.

You are not just buying a building.
You are buying into a corridor.

The Biscayne Corridor is not one single real estate market. It is a network of neighborhoods, projects, buyers, existing inventory, new construction and future supply, all influencing each other.

That matters.

Because the value of a property is not determined only by what is happening inside the building.
It is also affected by what is being delivered nearby, what buyers are comparing, how much inventory is competing for attention, and what this entire corridor may look like when it is time to sell.

That is why I do not analyze a project in isolation.
I analyze the environment around it.
Today’s acquisition is made in today’s market.
The exit happens in tomorrow’s market.
Understanding that difference is where investment intelligence begins.

The building can be right and the unit can still be wrong.
Buying into a great building does not automatically mean you are making a great investment.
Because the investment is not the name on the building.
It is the specific unit.
The floor.
The line.
The view.
The condition.
The carrying costs.
The price you pay today.
And the price someone may be willing to pay tomorrow.
Two buyers can purchase in the same building and end up with completely different outcomes.
That’s why I don’t begin with:
“Is this a great building?”
I begin with a more important question:
“Is this the right unit, at the right price, for this investor?”
That distinction matters.
Because in real estate, a great asset bought at the wrong basis can become a very different investment.

Good advice is not everyone giving the same opinion.
It’s having the right specialist answer the right question.

A CPA evaluates the client’s tax situation.
A cost segregation specialist performs the technical analysis.

My role is different.
I evaluate the real estate itself.
The acquisition.
The market.
The economics.
The competition.
The risk.
And eventually, the exit.

Sophisticated investors don’t need one person trying to be everything.
They need the right team, with each professional bringing expertise to a different part of the decision.
Because the strongest real estate decisions are not built on one opinion.

They’re built on the right questions, answered by the right people.

Experience. Data. Judgment.

Brickell Flatiron is a great building.

But a great building can still be the wrong acquisition.

The question is not simply, “Do I like this building?”

The better questions are:

What am I paying per square foot?
How does that compare with recent sales?
How many competing units are currently available?
What are sellers actually accepting?
And what alternatives exist nearby?

In Miami real estate, the building matters.

But the price you enter at matters just as much.

I don’t just evaluate the property.

I analyze the decision.

Experience. Data. Judgment.

“Are short-term rentals allowed?”
That may be the first question.
It should never be the last one.
A property can allow short-term rentals and still be the wrong investment.
The real analysis begins with the numbers, the competition, seasonality, operating costs, rental restrictions, future supply, and what the property may look like when it’s time to sell.
Because being allowed to operate a short-term rental is one thing.
Understanding whether the asset deserves your capital is another.
That’s where investment intelligence matters.
Experience. Data. Judgment.
