e a builder since 1998. Built over 200 projects ranging from residential new added structures and renovations as well as new homes and duplexes to commercial interior build outs and under the most strict building and zoning regulations in US – Miami Dade County in South Florida. Construction is the oldest profession there is and has become a very complex industry due to the advance in technology the last 1000 years. Being involved in the building process for a large number of medium size projects is a science on its own, it applies the unlimited number of principles of physics at every phase of the projects yet carefully assembling the parts to give form and function to the entity. Building design with a practical knowledge of construction can be tedious and frustrating at times however it is the right method to arrive at a perfectly crafted and functional building. Budget and geographical location also plays an essential determinant in conceiving the right design of a building. Building design can not be conceived accurately without a financial and demographic study in order to arrive at a profile of the end user of the building. The above principles among others are being part of my professional practice for the past 20 years in the industry.

🏡 Thinking of Adding to Your Home? (Part 1)

If you're planning a home addition, here are a few key things to keep in mind:

✨ Location matters!
Where you connect the new space makes a huge difference. You don't want to walk through your kitchen or a bedroom to get to your new addition — it messes up the natural flow of the home.
The best connections are through a living room, family room, Florida room, or any public gathering space. These areas make the transition from social to private spaces feel natural and comfortable.

🚿 Bathrooms are a big deal!
Ask yourself: How many bathrooms do I have?
If it's less than two, it's definitely time to add one. More bathrooms = more convenience, privacy, and serious home value.
A house with just one bathroom isn't the same as one with 2 or even 2.5 baths — especially for future buyers!

💧 Sewer or Septic?
If your home is on a septic system, adding a bathroom might mean you’ll have to upgrade to a bigger tank — which could add additional $$ to your project.
If you're connected to the sewer, you're good to go with fewer headaches!

When planning an addition, it’s not just about extra space — it's about doing it right!

📏 Size matters:
Your designer must carefully consider the square footage being added.
In many areas — like Miami-Dade County — if your addition increases the existing square footage by more than 25%, you’ll need to do more than just build.

You may have to:
✅ Upgrade parts of the existing structure
✅ Bring the property into full code compliance
✅ Go through a more rigorous plan review — and sometimes even a public hearing before getting a permit!

⚡ Bottom line: These requirements can significantly increase your project’s cost and timeline if not planned correctly.

That's why it's so important to work with a professional architect who knows the ins and outs of addition projects.
