A roof that can't breathe cooks itself from underneath.

Hot air needs to leave at the ridge and cool air needs to come in at the soffit. Without that, attic heat bakes the shingles from the back side and shortens the roof's life regardless of what you paid for it.

Ridge vent is in our base price. One exception: if your attic is spray-foamed and sealed, a ridge vent is the wrong answer — that roof routes to an inspection instead of an instant price.

The layer nobody sees is the one that keeps water out when the shingles fail.

Synthetic underlayment goes over the whole deck. Ice and water shield — a self-sealing membrane — goes in the valleys where water concentrates.

Both are in our base price. If you want ice and water across the entire roof instead of just the valleys, it's $70 a square, listed on the site like everything else.

Most shingles that blow off in a storm weren't defective. They were nailed wrong.

Every shingle has a narrow strip where the nail is supposed to land. Miss high and the nail holds nothing but the shingle above it. Miss low and you've punched a hole through the exposed face.

This is why installer certification matters more than the shingle brand. The warranty on the shingle doesn't cover the installer's aim.

Cambridge — $352/sq. IKO's standard architectural shingle. Good product, does the job.

Dynasty — $357/sq. Heavier, with a wider nailing zone and a higher wind rating. Better product

On a 30-square roof that's a $150 difference. On the coast, wind rating is the spec that matters most.

Nails in the grass. Crushed shrubs. Shingle debris in the beds.

The one thing no roofer can price from the ground is what's under the shingles.

Decking is the plywood the shingles are nailed to. If water's been getting in, some of it may be soft. Nobody knows how much until the old roof comes off.

Our price includes two sheets. Past that it's $45 a sheet, and we cap it at ten sheets before stopping and calling you. This way we get your new roof installed on schedule, with everything in working order.

Crew arrives early, tarps the landscaping, strips the old roof, inspects the decking, replaces what's rotten, dries it in, and shingles it. Cleanup includes a magnet pass over the yard and driveway for nails.

You do not need to be home. You do not need to move out. The driveway needs to be clear.

Gutters aren't about the look. They're about getting water away from your home.

When they overflow, water dumps at the foundation. On the coast that means soil movement, crawlspace moisture, and fascia rot at the roof edge — all of which cost more to fix than the gutters did.

The cheapest version of this problem is the one you handle while it's still a gutter problem.

Your roof sheds water. Your gutters carry it away from the house. Skip one and the other can't finish the job.

A brand new roof with old, failing gutters just moves the water problem — instead of running off the roof, it dumps at your foundation instead. Same water, different damage.
