Pasco County, Florida native Lloyd Braden (owner of Braden Land Surveying) began working on a survey crew in 1986 learning the techniques, science and art of land surveying. A real property horror story: finding the encroachment after you buy.

The shed crosses the line.
The driveway clips the neighboring parcel.
The fence is not where everyone thought it was.
The easement runs directly through the area you planned to improve.

The expensive part is not discovering a property issue. It is discovering it after you have already made the decision.

Survey first.

Before the architect designs around the land, understand the land.

A topographic survey documents the features and elevations of a site.

For a construction or development project, that information can help the design team understand what actually exists on the property before plans move too far forward.

Good construction decisions start with accurate site information.

Commercial property deserves more than a quick look at the parcel map.

Commercial real estate decisions can involve lenders, attorneys, title companies, developers, and substantial capital.

An ALTA/NSPS survey provides standardized information about matters such as property boundaries, rights-of-way, and easements so the parties involved can evaluate the property with better information.

Due diligence should happen before the deal is committed, not after.

Pasco County buyers: vacant land can hide expensive complications.

An empty lot may look uncomplicated.

But what you see from the road does not tell you about easements, rights-of-way, boundaries, elevation, or whether the usable portion of the property matches what you had in mind.

Before buying land because it “looks perfect” for your plans, find out what you are actually buying.

“We’ve had such a great experience with Lloyd, he helped us with FEMA certification when FEMA requested it to move forward with building up or lifting our home on stilts. He also was able to tell us exactly where our property ends and begins. Lloyd is an expert in his field and very easy to work with. I highly recommend Braden Land Surveying.” - Bianca M. Flood season may expose a question you have never had to answer:
What is the actual elevation of your home?

For Florida property owners, elevation can matter when flood insurance, flood-zone requirements, or property improvements enter the picture. A FEMA Elevation Certificate documents the elevation information associated with the structure and property.

Do not wait until someone asks for the documentation to find out you do not have it.

That fence may have been there for 20 years. That does not mean it was built on the property line.

Old fences, hedges, driveways and landscaping can create a very convincing picture of where a property ends. A survey determines where it actually ends.

Before you replace a fence, build an addition or make assumptions about what belongs to you, verify the boundary.
