Building a commercial facility from scratch in Florida is a different process than most people expect.

Here is what ground-up commercial construction actually looks like:

Phase 1 -- Pre-Construction
Architectural and engineering drawings. Geotechnical report. Site survey. These all happen before a single permit is submitted.

Phase 2 -- Permitting
Commercial permits go through both local building departments and sometimes state agencies. Plan review is more detailed than residential and takes longer.

Phase 3 -- Site Work
Clearing, grading, underground utilities, and slab prep. This phase sets the foundation -- literally and financially -- for everything that follows.

Phase 4 -- Vertical Construction
Framing or masonry, roof, exterior skin, then all mechanical, electrical, and plumbing rough-ins and inspections.

Phase 5 -- Finishes and CO
Interior finishes, final inspections, and the Certificate of Occupancy that lets you open your doors.

A tenant improvement -- or TI -- is the construction work done to customize a leased commercial space for the tenant's specific use.

This might include:

- Electrical upgrades and panel work
- Plumbing for a break room, restroom, or service area
- HVAC zoning and ductwork
- Flooring, ceilings, lighting, and finishes
- ADA compliance upgrades

In firefighting, before you ever enter a burning building, you do a size-up.

You assess the structure. Identify the risks. Figure out where things could go wrong. Build a plan before you commit.

I do the exact same thing on every construction project I take on.

Before we break ground on your home or commercial build, we walk the lot, review the plans, identify the potential problem areas, and build a timeline that accounts for what could go sideways -- not just what should go right.

That is called pre-construction planning. And it is the reason our projects stay on schedule when other builders fall behind.

Your permit got approved. So why can we not start building yet?

This is one of the most common questions we get -- and it is a fair one.

Here is what actually has to happen between permit approval and the first day of real construction:

- The permit must be physically posted on site before any work begins (required by Florida law)
- The Notice of Commencement must be recorded with the county
- Final survey staking confirms exactly where the home sits on the lot
- Material deliveries are ordered and scheduled
- Clearing and grading crews are coordinated
- The county pre-pour inspection is scheduled

Rushing this window is how projects fall behind before they even start.
