We lifted a sunken concrete slab with foam. Then we found out why it sank. 🛠️

Dennis in Bishopville had three things on his list: a rear deck with no spindles, a front railing with a cracked post, and a concrete landing that had settled away from his front door.

Here's what we did:

- Installed about 290 new spindles on the rear deck and stairs, roughly 200 of them notched by hand to seat inside the narrow channel of the existing top rail
- Set four new posts and rail sections at the front entry
- Lifted and stabilized the sunken landing with injection foam, then reset and repointed the brick and sealed the joint between the concrete and the brick
- Added toe kick boards and flashing tape under three slider doors
- Cut out the rotted sheathing behind the threshold and rebuilt it with exterior plywood, flashing, and AZEK trim

About that landing. Voids had opened up under the slab and it settled away from the door. Tearing it out and pouring new would have meant taking the brickwork apart too. Instead we drilled a few small holes and injected polyurethane foam made for lifting concrete (not the spray foam in a can) a little at a time until the slab came back up to level, still pitched to drain away from the house. Yes, you can lift concrete with foam. 💪

Getting the foam where it needed to go meant pulling the brick out from under the threshold, and that's where the answer was. Water is patient. It had been getting in for years where the brick, the concrete, and the entry meet. It rotted the sheathing behind the brick, and it's almost certainly what washed out the support under the landing. The easy move was to set the brick back and cover it up. Instead we showed Dennis what we found, cut the rot back to sound wood, installed new plywood and blocking, and lapped self adhered flashing into the threshold and weather barrier so water drains out, not in. The AZEK trim across the threshold and down both sides of the door is the finish. The flashing behind it is what manages the water.

This might be the best review Ocean Pines Handyman has ever received.

And the story behind it means even more to us.

Late last night, Mike had just finished up a drywall patch on a large master bathroom renovation our team is in the final stages of completing in the Pines. From there, he headed into Ocean City to measure some windows for another job we’re wrapping in aluminum. Our metal brake just broke, so we were working out the details to have the pieces custom fabricated by Mumfords.

That was supposed to be the end of his day.

While Mike was there, a neighbor saw him working and asked if he could take a look at a storm door they had been having trouble with.

Mike went over to help.

Five hours later, he had repaired their storm doors, worked on another set of glass doors, helped track down information and part numbers for other repairs they had been unable to figure out, and spent the time explaining everything along the way.

Completely unscheduled. Downtown Ocean City in the Summer. Late on a Friday.

What makes this one hit home is that Mike and I had just recently been talking about our Dad.

Our Dad spent his career working at the Post Office, but on weekends he would do things like build roofs for coworkers for next to nothing simply because somebody needed help and he knew how to do it.

He was incredibly selfless. He was honest. He worked hard. And he believed that if you had the ability to help somebody, you helped them.

He raised us to try to be good men first.

To take care of people.

To be honest even when nobody is watching.

To serve the community you live in.

Then, after Mike helped these folks, this review showed up:

Two shutters. That was the whole job. We were glad to take it.

Susan's front window in Berlin needed new shutters, and at 15 by 88 inches they are not a shelf size. We custom ordered raised panel vinyl to fit, and Dalton hung them clean, level, and tight.

Wrapping up here at Jennifer's Ocean City condo, and what a difference.

Jennifer had a vision: turn her beach condo into her dream home. The unit had a patchwork of flooring, carpet in some rooms, linoleum in others, with a change at every doorway. She wanted one free flowing floor, so we installed thick, 100 percent waterproof LVP through the whole place.

Here's what we did:
- Moved furniture and removed about 800 square feet of old carpet and soft flooring
- Prepped the slab with scraping, cleaning, and minor surface prep
- Installed COREtec waterproof LVP through the living room, dining room, hallways, bedroom, laundry room, and closets
- Pulled and reset the washer and dryer so the new floor runs underneath
- Finished it off with new shoe molding throughout

Now it reads as one space. Same plank, same direction, from the front door to the balcony slider.

The video shows the part we are pickiest about: the cuts. Door jambs, casings, closet openings, tight corners, every plank measured and cut to hug them exactly. No gaps, no filler, nothing to hide. A condo has a lot of doorways, and those cuts are what separate a good floor from a great one.

Why thick planks in a condo? Thicker LVP adds R value for better climate control, stands up to dents and heavy impact, absorbs sound so rooms echo less, and hides the small imperfections every slab has. In a condo building, that all adds up fast.

Repeat customers are one of the best compliments we can get. 🙌

Patrick's sump pump in Ocean Pines was running fine. The discharge line was not. It had cracked and split in multiple spots, so every pump cycle sent water right back at the foundation.

Here's what we did:
- Removed about 24 feet of damaged PVC discharge piping
- Installed a new 2 inch PVC line with fresh couplings and fittings
- Set a continuous pitch to the drain, with masonry blocking to prevent sags and low spots
- Cycled the pump and checked every joint before leaving

The pitch is the part most people skip. Low spots trap water, trapped water freezes, and frozen water splits pipe. That is how most of these lines fail. A properly pitched line empties itself after every cycle.

Project Spotlight: Full Custom Master Bathroom 🛁

This one was a big one. Our homeowners dreamed of a huge walk in shower and two separate vanities, so we took this downstairs master down to the studs and made it happen.

A transformation like this takes a lot more than tile. Removing the old corner tub and reshaping the room meant quite a bit of framing, and the new layout meant rerouting a serious amount of plumbing to feed the shower, both vanities, and everything in between. We even uncovered rotted subfloor along the way and rebuilt it right before a single tile went down.

What went into it:

- Full demo, including the old corner tub
- Rotted subfloor repair
- New framing to reshape the space
- Plumbing rerouted for the new layout
- Custom shower build with full waterproofing
- Six jet pressure system, waterfall shower head, and handheld sprayer 🚿
- Floor to ceiling tile with bench and niche
- Custom tile floors throughout
- New drywall, paint, crown molding, baseboards, and trim
- Custom shelves, door hanging, fixture installation, and finish carpentry

And one thing we are extra proud of: our homeowners have a severe dust allergy, so we sealed off the space and cleaned daily from start to finish. Then we brought in professional cleaners at the end to disinfect and grab every last speck of dust. The goal was a brand new bathroom that feels like we were never even there. 🙌

Lori in Ocean Pines reached out after another contractor left her kitchen with misaligned butcher block seams, gaps at the angled joints, and a sink that wasn't sealed right. Corrective work is something we take seriously, and we were glad to step in.

- Properly fit the angled joints and closed every gap
- Pulled the failed caulk and mechanically secured the sink with a clean, professional seal

That last step matters. We used a food safe finish made specifically for butcher block. It protects the wood while keeping the surface safe for food prep, so these counters can do what butcher block does best: work like one giant cutting board. 🔪

Meet Dalton, the newest member of the OPH crew! 💪

Every hire we've made so far has come on as a Senior Handyman to lead the big projects. Dalton is our first true Handyman hire, and that's by design. We built this role around the smaller jobs on your list, because to the homeowner, they're never small. And Dalton does them exceptionally well.

He brings over 15 years of experience across flooring, decking, siding, fascia, roofing, windows, and doors, and he'll even take on yard work and junk removal. When our senior guys tackle the big remodels, he's right there alongside them too, as the right hand man to Mike, our owner and lead handyman.

His favorite projects are the ones that double as a workout. Who needs a gym membership when you're hauling decking boards all day?

What stands out most is how he works: professional, clean, reliable, and committed to doing things the right way, every time.

Meet Rory, our newest Senior Handyman 🔨

Actually, meet him again. Rory was one of Ocean Pines Handyman's very first handymen and helped build this company in the early days. Now he's back, and we couldn't be happier about it.

Rory grew up in the trades and has been around carpentry his entire life, with over 20 years of experience to show for it. He lives for a complex challenge. Full additions and whole home remodels are his specialty, but he's just as happy knocking out the small stuff. Pressure washing and small electrical work (like changing out ceiling fans) are two of his favorites.

He's only been back a short while and homeowners are already talking. Here's a review from Ronald Kastina from the other day:

We went quiet on this page. The job sites got all our attention. 🔨

Mary and Jim wanted a total master bath renovation, and Amine delivered: new concrete shower basin, full waterproofing, tile to the ceiling, LVP flooring, fresh paint, and a glass shower door to top it off.
