The green had a good run.

Yvonne in Ocean Pines wanted her living room, foyer and hallway to go from green to blue, with a new chair rail to finish it off. She handed us a key, headed out of town, and came home to a new room.

Here's what we did:
- Photographed every wall and the display ledge so the model boats went back exactly where they were
- Staged the furniture in the kitchen and papered the floors
- Filled the old patch jobs and the bare drywall around the thermostat
- Installed about 70 feet of new chair rail around the living room
- Two coats of light blue on the walls with a deeper blue above the display ledge

Then Yvonne lived with it for a moment and gave it to us straight: too light. We agreed the deeper blue from the ledge would look great below the chair rail too, so we came back and painted the lower walls to match. No charge. Now the chair rail splits the two blues, the ledge ties the top of the room together, and it looks like it was designed that way from the start. We wanted her to love it, not just like it.

Hey Neighbors! We first posted this FAQ back in July 2025, and a lot has changed since then: a bigger crew, a lot more reviews, and a few new rules on estimates and service area. So here's the updated version. Everything you ever wanted to know about Ocean Pines Handyman (and maybe a little more 😎)

📜 Are you licensed and insured?
You bet. MHIC #156692, licensed since February 2024, with a $1M general liability policy and a Certificate of Good Standing with the State of Maryland.

🛠️ What do we love to do?
- Painting and drywall, including popcorn ceiling removal and cabinet painting
- Carpentry and built-ins. You dream it, we build it. We have a commercial workspace with power and access to a woodworking shop, so we can build pieces off site and install them clean.
- Decks. Repairs, new builds, railings, skirting, and conversions to composite. Great supplier relationships mean we can source anything from pressure treated lumber to TimberTech, Trex, and marine grade composite.
- Home sale prep. Mike spent years as a Realtor's go-to guy for getting homes market ready in Montgomery County, MD, and he knows what gets top dollar, especially in today's market. We love helping Realtors, buyers, and sellers navigate the inspection process.
- Full exterior siding
- Renovations and remodels. Bathrooms, kitchens, laundry rooms, from a backsplash and paint refresh to a full gut and rebuild. Tell us what needs to change and we'll manage the whole thing.
- The small stuff. Storm doors, ceiling fans, a piece of trim that needs fixing, gutter and dryer vent cleaning, yard work, punch lists. No job is too small, with a $300 minimum.
- Plus LVP flooring, custom sheds and shed restorations, screened porch remodels, and power and soft washing

🚫 What don't we do?
- New additions or new enclosed porches. We'll build a custom shed or improve an existing structure, but we aren't set up for a full addition.
- Full roof replacements. We'll fix a roof or build one on a shed, but roofing companies are far better equipped for a tear-off, especially on a steep pitch.
- Major electrical or plumbing. We install and replace fixtures like toilets, faucets, switches, and lights. We don't run new pipes or wires, but we know who does (keep reading).

🤝 What if I need something you don't do?
We've spent years getting to know the other contractors around here, and we keep a short list of people we'd send to our own family. A few of them:
- Trees: Nickolas at Shore 2 Structure
- Fences: McGee Fence
- Plumbing: Jerry Lynch, Wayne the Plumber, or Selby Plumbing
- Electrical: Brandon Luckett or JT Novak
- HVAC: Comfort Experts Heating & Air..and more. Just ask. If we can't do it, we know who can.

📍 Where do we work?
Offseason (October through April): anywhere within a 15 mile radius of our office in Ocean Pines. Ocean City, Berlin, Bishopville, Willards, Pittsville, Whaleyville, Selbyville, Ocean View, and everywhere in between.
Busy season (May through September): anywhere within a 15 minute drive.

💵 How do we charge?
By the job, not by the hour, with a $300 minimum. You know exactly what you're paying before we start.

💰 How does payment work?
✅ 30% deposit when you sign. It locks in your spot and goes toward your materials.
✅ If materials cost more than the deposit, the material balance is due before we start. We don't begin work until materials are covered.
✅ Labor is paid when the agreed work is done and you've walked it with us.
✅ On longer projects, labor is split into a midway payment tied to a milestone and a final payment, which makes the schedule 30/40/30.

📏 Are estimates free?
About 90% of the time, yes. Anything that needs a permit, or takes hours to write up (measuring a kitchen for new cabinets, for example), has a service fee. We'll tell you before we schedule the visit, and if you go with us, we credit it back on your contract.

🔎 Will we be the cheapest bid?
No, and we're okay with that. What you're paying for is a licensed and insured crew, a fixed price with no surprises, and work we stand behind.

🛒 Who buys materials?
We do, and our supplier connections usually beat the retail rates at Home Depot or Lowe's. Already bought the fan, the door, or the vanity? No problem, we'll install it.

🧰 Are you equipped for my job?
Yes. Our team has invested over $250k in tools, from a commercial grade pressure washer to 36-foot ladders to a high-end metal brake for fascia and metal work, and a whole lot more.

🚚 Will you disappear halfway through my job?
Nope. Once we start your job, we don't switch job sites until it's done. Same faces every day until the last punch list item is checked off.

📢 How do we keep you updated?
Constantly. We photograph everything and document every job in CompanyCam, so you get progress updates with pictures before, during, and after, by text or email. Second-home owners love this. You see exactly what's happening at your house without driving down to check.

✅ Our guarantee
We're not finished until you're 100% satisfied. Period.

Absolutely. We stand behind our craftsmanship, though mother nature's wild side isn't included.

📒 What's our story?
We're the Carroll brothers, Brandon and Mike. Our dad, Richard, was a mail carrier for 40+ years with a roofing company on the side, and his five brothers were all in the trades. It's in our blood.

Ocean Pines was Dad's retirement dream, and three months into retirement he was diagnosed with Parkinson's. By 2022 he couldn't safely live alone, and he didn't want assisted living. He wanted to stay in his home. So we started Ocean Pines Handyman that October with one goal: keep Dad home.

On February 23, 2026, our dad passed away. This business started because of him, and it continues because of him.

We work in small crews. Here's who shows up.

- Bill: Probably the first face you'll meet, since he's our full-time estimator. 30+ years in construction, carpentry, shelving, and anything mechanical. Ask him about his 3D printer.
- Mike: 20+ years as a carpenter and painter, seven of them roofing like Dad. Painting, drywall, framing, restoration, and anything exterior. Usually on site with Joe and Dalton, with Carson on prep.
- Joe: 20+ years in finish carpentry and cabinetry, plus marine work on yachts prepped for the White Marlin Open.
- Dalton: 15+ years in the trades and an Ocean Pines local. Flooring, decks, roofing, siding, doors and windows, yard work, junk removal.
- Branden: 15+ years in residential construction and ran his own licensed company. Leads Tommy (master carpenter) and John on kitchens, custom carpentry, decks, and full remodels.
- Amine: 15+ years in carpentry and a lifelong Ocean Pines local. Leads Roberto and Bahiker on tile, bathrooms, finish carpentry, flooring, and doors.
- Gary: 30+ years in the trades. Roofing, siding, concrete, brick, and exterior work, with Kristen as his helper. Keeps five horses in West OC.
- Rory: 20+ years in the trades and one of our first handymen. Pressure washing, rescreening, light electrical, and the odds and ends.
- Brandon: Runs the office and answers the phone. 15+ years in tech and business, raised on job sites with his dad and uncles.
- Robin: Admin support and mom to the owners. 20+ years in law, so the paperwork is in good hands.

And our Forever President, Richard Carroll (RIP), the reason this business exists. He believed in doing things the right way, keeping your word, and helping others without expecting anything in return. Some jobs you have to explain to people. A stained porch explains itself.

Tom's wraparound porch in Berlin is a porch that gets used. Swing, rockers, wind chimes, flags out front. After enough summers the finish had worn through at the door and down the traffic lanes, the columns had gone chalky, and the original stair was sitting in the dirt. Tom had every last thing moved off that porch before we ever pulled up. He wanted it back.

Here's what we did:
- Rebuilt the three step front stair from the stringers up, white risers and sides, treads in the floor color
- Washed the full porch, scraped the worn spots to a clean edge, and rolled two coats of solid stain in the color Tom picked
- Primed the rust on the column bases and brushed two coats of trim enamel on all nine columns and the band board around the whole porch

The secret to a stain job is that the ugly day comes first. Wash day takes off the dirt, pollen, and loose finish, the peeling spots get scraped back to a clean edge, and the porch sits two days doing nothing but drying. Then the color goes down and the whole thing comes back in an afternoon. Stain and rescreening are the jobs you see the day they happen, and so does the neighbor across the street.

The stain and trim enamel are Sherwin Williams' top of the line, and our relationship with them took part of the cost off Tom's estimate.

Half an inch is all it takes to make a door feel wrong.

Andrew wants his Berlin home squared away, every detail, and three tall doors were not cooperating. The gaps around them were uneven and the tops sat out of level, a half inch off from one side to the other on one of them. Small stuff, but it is the kind of small stuff you notice every single day.

Here's what we did:
- Pulled the casing carefully so we could reuse it
- Took the doors down and released each jamb from the framing
- Reset every jamb plumb, level, and square, then shimmed and refastened it
- Rehung the doors and tuned the hinges and strikes so each one closes and latches clean
- Casing back on, caulked, nail holes filled, and the walls and trim touched up

So why were they out in the first place? Settling. Houses move a little in their first couple of years, and tall doors show it first. The framing shifts, the jambs go with it, and the doors, which stay square, end up crooked in their openings. A small tilt at the hinges turns into a wide gap at the top. Nothing the homeowner did. It just happens, and it is fixable. It is also why we reset the jambs instead of shimming the hinges. Shimming moves the door but leaves the opening crooked. Fixing the opening fixes the door instead of the symptom, and we got to keep the original doors, hardware, and trim so everything still matches.

Dave found us on his fridge. 🧲

Dave and Patty had a punch list at their place in Ocean Pines: both porch column bases rotting at the slab, 20 years of weather in the mortar on the front steps, three golf balls through the siding (Dave's words: golfers who "couldn't shoot straight"), and a garage door that needed new seals. He called around. Nobody would commit to the whole list, and one never called back. Then he spotted the OPH magnet that had been on the fridge for years.

Mike went out to look, the estimate went over the next day, and Dave signed the next morning.

Here's what we did:

🔨 Both porch column bases rebuilt in cellular PVC, held up off the slab so water can't wick in
🔨 Every mortar joint on all four stone risers raked out and repointed, not just the bad spots
🔨 Three siding splices cut from the spare stock in Dave's crawl space, the only way to match siding that age
🔨 New weather seal around all 16 feet of the garage door

Gary had the steps. The stone was fine, the mortar wasn't, and patching the worst joints leaves new mortar next to old on the front of the house. So Gary did every one of them, tooled so it sheds water. Dave's text when he saw it: "PERFECT !!! ... We feel very lucky to have had Gary, with his extensive knowledge, experience and patience."

Tommy, Branden, and John had the rest in one day. "Gonna' be a GREAT Monday!" Dave texted that morning. The left base had rotted clean through at the corner. The right one looked fine from the driveway, and Mike had already called it on the estimate: same problem, not far behind. He was right. Wood on a concrete slab wicks water every time it rains. PVC doesn't.

"Man, I got fingers crossed," Dave texted us the week of the final inspection. "I am confident," we texted back. 🤞

Dave and his wife live in Pennsylvania and get down to their Ocean Pines house when they can. Last year they started getting it ready to sell, and that's when they learned the three season room a contractor had built for them had no permit behind it. The permit had expired without a single inspection. Nobody could say what was inside the walls, so they had a room they couldn't finish and a house they couldn't sell as it sat. Dave did the hard thing. He went to the county himself, and then he called us.

The fix was an after the fact permit, which means the county has to see everything the first contractor closed up. Here's what we did:

🔨 Pulled the siding and opened the roof so the inspector could see the framing
🔨 Replaced the rotted band board behind the gutter and sistered the rafters
🔨 New torch down roof on the low slope section, flashed into the shingles
🔨 Hurricane ties, strapping, and blocking to current code
🔨 Sealed the windows, new house wrap, new insulation in the walls and ceiling
🔨 New siding, soffit, fascia, and gutter
🔨 Electrical permit handled by Brandon Luckett at Luckett Electric
🔨 Three rounds of county inspections, then the certificate of occupancy

The roof was the surprise. Gary had already found the old rubber membrane loose at the edges and buried in pine needles. When he pulled the fascia to tie in the new roof, the band board behind the gutter was rotted the full length of the wall, and the rafters were going with it. We photographed it, sent it to Dave, and told him it was a change order. He approved it the same day. New band board, sistered rafters, new metal, gutter back up.

Somewhere in the middle, Dave and his wife watched it come together and wanted to keep going: a white vinyl soffit ceiling, new LVP flooring, casing on every window and the slider, composite treads and a new railing on the back steps, and the T111 walls prepped and painted until you can't find a single repair. "Wow big change!!!" came through when the trim went up. "Steps!!! Trex steps!!" came through the next week.

What nobody tells you about permits: every one starts with a site plan, a drawing of your lot with the house and whatever you're adding to it, and ends with an inspector signing off along the way, the nailing on the sheathing before it gets wrapped, the insulation before it gets covered. Skip that and the county's record of your house stops matching your house. Nothing happens for years. Then you go to sell, or refinance, or file a claim, and it all comes due at once. An after the fact permit runs the whole thing backwards: plans redrawn to the current code, and the room opened back up so the inspector can see what he should have seen the first time. That's the stack of inspection stickers on the door glass.

The county emailed the certificate of occupancy at 4:20 on a Friday afternoon. It was in Dave's inbox by 4:22. That piece of paper is what the house had been missing since 2023, and we'd been waiting on it almost as hard as he had.

Then the ending we didn't see coming. Dave and his wife fixed this room so they could sell the house. They've decided to keep it. They've been in that room ever since.

The orange tag on the door in the exterior shots is the county's first look at the original work. Not one thing in those photos had ever been inspected. The afters are from the week we finished.

"We had a bad experience with a prior contractor. Mike and Brandon came in and saved the day!! The permitting process was difficult because of work needing redone to meet current code, but the guys never complained. About 2/3 of the way through we decided to add new flooring to the sunroom. OPH made it happen."

Dave, thank you for trusting us with a room someone else had already let you down on, and for being a pleasure to work for from the first text to the last. Gary, Joe, Rory, Mike, and Dalton are proud of this one. Enjoy that room. We're glad you're staying in the Pines.

An attic stair cover only works if the stairs still work.

Bonnie and James in Ocean Pines wanted a new storm door on their front entry and already had an insulated zipper cover for their pull down attic stairs. They called us to take care of both.

Here's what we did:
- Installed a new white full view storm door with a retractable screen and matte black handle
- Hung it plumb, adjusted the closer and latch, and sealed the frame against the weather
- Built a raised 2x4 curb around the attic stair opening
- Fit and sealed the insulated zipper cover to the curb
- Tested the door and attic stairs and cleaned up both work areas

That curb detail matters. Pull down attic stairs leave a big gap in your insulation, and warm air slips right through it all winter. The stair springs and hinge arms stick up past the opening, so a cover can't just sit on top. Raising it on a curb lets the stairs fold up and down without ever touching the cover. Unzip it, climb up, zip it back.

The result: a storm door that lets the breeze in on nice days and an attic opening that's sealed up for winter. Swipe through to see for yourself.

Shelly Lewis just won closing gift of the year. 🏆

Shelly, a realtor with Whitehead Real Estate Executives, had a client closing on a new place in Ocean Pines and wanted a gift that would help her settle in. Then she remembered that client raving about the crew who shelved her garage and redesigned her closet.

That client is Judi. That crew was us. So Shelly asked: can I prepay for a half day of your time and hand it to her at closing?

Yes. Yes you can. 🎁

We're at Judi's new home today. Here's what's on her list:
- Replace the kitchen faucet
- Two small ceiling fans on the balcony
- A bathroom sink stopper that won't go up and down
- Swap out a ceiling light (we brought the ladder)

That's the whole idea. Every new home comes with a list of small stuff: curtain rods, mirrors, shelving, a stuck this, a wobbly that. One prepaid 4 hour block knocks out a big chunk of it in one visit, and the homeowner schedules it with us whenever they're ready.

The certificate is in the photo. We left the names off, but you get the idea.

After her first job with us, Judi wrote us a 5-star review:
"GREAT JOB!! Got my garage shelved and closet redesigned just like I wanted... I have my own handyman company now!! thanks fellows!"

Christine picked her new hearth color from her phone, hours from the condo. Here is how it went.

She owns a place in Ocean City and lives out of the area. She had new sage green subway tile picked out for her fireplace, a deadline at the end of May, and work trips that took her out of the country in the middle of it. After the walkthrough, every single decision happened over text. Photos, pricing, options, approvals.

Here's what we did:
- Pulled the old builder tile and the stubborn adhesive under it
- Set her new sage green subway tile with white grout
- Painted the mantel bright white so the tile pops
- Painted the hearth white, three coats
- Refreshed the firebox with black high heat paint, removed the old chain, and sprayed the log rack to match

The hearth was the hard part. Once the new tile went in, the old black slab looked heavy next to it, and Christine did not want busy grout lines or another dark piece. So instead of describing options over the phone, we mocked them up with AI renderings and texted them to her: a black tile hearth, the flooring run straight through, and a painted white hearth. The photos here are the finished job, not the renderings. She picked white from her phone, and Amine gave it three coats instead of two so it reads as one clean piece.

Christine, checking in from the road: "Tile looks great!" Then when the hearth was done: "Looks so good."

Thank you, Christine. You gave us a key box code, a deadline, and a text thread, and you let us run with it. Amine set the tile and did the finish work, and the third coat on the hearth was his call.
