Service call at a retail jewelry store in Langhorne, PA — staff reported the thermostat wasn't working properly.

Found a pneumatic thermostat controlling a chilled water valve — a system type common in older mall locations where cooling is supplied centrally rather than by a rooftop unit.

Tested the operation end to end. Turned the thermostat up — valve closed, supply air measured 74.5°F. Turned it back down — valve opened, supply air dropped to 67°F. Chilled water from the mall coming in at 64°F.

System responding exactly as it should.

No repairs needed. Sometimes the right call is confirming everything is working correctly.

Service call at an optical retail store in Easton, PA — hot air in the break room and back offices while the front of the store was perfectly comfortable.

Both units were running. No mechanical issues.

🔍 The unit serving the back of the store had only a 2°F differential between heating and cooling setpoints — narrow enough to cause the unit to bounce back and forth between the two modes constantly.

Adjusted the differential to 4°F and synced both units to the same schedule and setpoints.

✅ No parts. No repairs. Units running correctly.

Quoted repair at a retail jewelry store in Pottstown, PA — followed up on a unit that had been struggling through the heat.

🔧 Installed new condenser fan motor, blade and capacitor
🔧 Replaced the compressor contactor
🔧 Chemically cleaned the condenser coil
🔧 Replaced blower belt and air filters
✅ Checked pressures and took temp readings — unit running and cooling properly

The store that couldn't get below 80°F on a hot day is back to holding setpoint.

Service call at a retail jewelry store in Pottstown, PA — AC couldn't keep up on the hottest days of the year. Store was hitting 80°F with the thermostat set to 64°F.

Found the unit struggling on multiple fronts.

🔍 Plugged air filters blocking return airflow. Blower belt loose and falling apart. Condenser coils dirty. Compressor contactor pitted. Condenser fan bearings grinding.

When several things go wrong at once, the system doesn't fail dramatically — it just slowly stops keeping up. Until a 100° day exposes everything at once.

Replaced the belt with a spare on-site, pulled the plugged filters, and sprayed the evaporator coil with self-rinsing cleaner to get the unit running better immediately. Quote submitted for the full repair.

July PM at a retail jewelry store in Langhorne, PA.

Changed filters, cleaned condensate traps, inspected electrical connections and blower assemblies, took temp readings.

Found one of the rooftop unit doors laying on the roof — reinstalled and secured it properly with new screw holes.

Everything else checked out. System running well heading into the hottest stretch of summer.

Service call at a laser hair removal clinic in Blue Bell, PA — manager reported wet floors, hot air coming from the return grille, and an unusual odor inside the space.
Went up on the roof and found the filter access door had come loose — the screws had pulled out of the mounting strip, and the door had slid down onto the economizer hood. Wide open.
After a rainy weekend, the unit had been pulling in outdoor air, humidity, and everything that comes with it — including odors from the neighboring restaurant. All of it going straight into the space below.
🔧 Reinstalled the filter door and secured it properly — new screws going directly into the unit instead of the strip, so it won't happen again.
✅ Took temp readings and verified operation. Unit running and cooling properly. No more odors, no more wet floors.
Two calls in a row where the unit itself was fine — just something on the outside that shouldn't have been open, was.
