Maintenance Tip Monday: When was the last time you looked at your sewer lateral? Probably never — and that’s the problem.

We’ve been out doing a lot of sewer inspections and drain cleanings for the township lately, and here’s what we keep finding: roots, breaks, and issues homeowners had zero idea were sitting under their yard. Sometimes it’s nothing — just a little buildup from misuse. But sometimes it’s a real problem waiting to happen.

Case in point — we were just at a house last week where the family had lived there for 50 years without a single backup. Then, out of nowhere, they started getting hit with them over and over. We ran a camera down the line and found a rotted-out pipe with a massive root intrusion. Fifty years of no issues, and it still snuck up on them.

That’s the thing about sewer laterals — they fail slowly, underground, out of sight, until one day they don’t work at all. A backup at 9pm on a Saturday is not the time you want to find out.

An annual (or every-other-year) sewer inspection is one of the cheapest ways to catch this stuff before it becomes an emergency — a flooded basement, a torn-up yard, a huge repair bill.

The Perkasie Car Show got a surprise entry last night. 🚐⚡

Rolling in next to classic VWs and vintage beauties was our go-kart sized Heiland Home Services van — full wrap and all. Didn’t expect it to steal the show, but the laughs and cheers when we drove it in (and out) said otherwise.

FAQ Friday: “When should I replace my water heater before it stages a dramatic flood scene in my basement?”

Great question, and one we get all the time. Here’s the real answer:

The 8-12 year rule (with a catch):
Most tank water heaters are engineered to last 8-12 years, but WHERE it lives determines how nervous you should be:

Finished basement? Start budgeting for replacement around year 8. Water heaters don’t ease into failure — they usually go out in a glorious, unscheduled waterfall event. A tank failure in a finished basement can mean soaked drywall, ruined flooring, and a very expensive “surprise” for your homeowner’s insurance deductible. We’d rather you retire it early than have it retire YOUR carpet.

Unfinished basement (concrete floor, floor drain nearby)? You can ride that thing to 10-12+ years, sometimes longer if it’s been well maintained. Worst case there, it leaks onto concrete and finds the drain. Way less drama.

Why they die when they die (the science-y part):

• Sediment builds up at the bottom of the tank over time from minerals in your water. This makes the unit work harder, cook the metal unevenly, and speeds up corrosion — like slowly steaming your water heater to death from the inside.
• The anode rod (a sacrificial metal rod inside the tank) is basically the water heater’s bodyguard — it corrodes FIRST so your tank doesn’t have to. Once that rod is used up, the tank is next on the menu for rust.
• Hard water areas = faster sediment buildup = shorter lifespan. Bucks/Montco water isn’t the worst, but it’s not soft either.

Warning signs it’s plotting against you:

• Rusty water (especially hot side)
• Rumbling or popping noises (that’s sediment “cooking”)
• Water pooling around the base
• Age is unknown and it’s original to the house — treat it like a ticking time bomb

Pro tip: Annual flushing and anode rod checks can genuinely extend the life of a tank. It’s cheap maintenance that saves you thousands in “why is there a lake in my basement” phone calls.

Bottom line: Finished basement = don’t play chicken with year 8+. Unfinished = you’ve got more runway, but don’t get cocky.
