Your solar panels could be hiding a disaster.

Got called out to this house in Simpsonville for a leak in the living room. Found two holes in the roof underneath the panels. Squirrels had been nesting up there and chewed right through. The roof was old enough that patching wasn't the right answer.

We coordinated with our solar partner to pull the panels, replaced the roof, and got everything put back together.

Busy week.

Wrapped up a full roof replacement on a church in Reidville.Handled several inspections across the Upstate.Started a large reroof out in Simpsonville.

Also helped a homeowner with a temporary dry-in to slow a leak until we can complete the full repair.

It's a work in progress. 46 solar panels had to come off first.

Tar is not flashing. A bent vent is not ventilation. A cracked boot is not sealed. And a gutter on the ground is not doing its job.

Found all four of these on different roofs across the Upstate. Here's what they looked like before and after we fixed them.

Ridge vent bent backwards. Open hole in the decking. Installed a new ridge vent.

Pipe boot cracked open. Water going straight in every time it rained. Installed a new pipe boot.

Chimney leaking. Someone tarred over it and called it done. Pulled it all off and put real flashing on it.

Gutter hanging off the side of the house. Installed new gutters.

None of these needed a new roof. I'll always tell you what you actually need.

🏠 Thinking about a metal roof? Let me clear some things up.
We hear the same concerns over and over, so I figured I'd just address them head on.

"Won't it make my house hotter?"
Actually no. Metal reflects heat instead of absorbing it like asphalt shingles do. Most of our customers notice a difference on their energy bills, especially through a South Carolina summer.

"It'll be loud when it rains."
This is the big one. When it's installed over a solid deck with proper insulation, a metal roof is no louder than any other roof. That sound people think of comes from old barn tin with nothing underneath it. That's not what we're putting on your house.

"They rust and look terrible after a few years."
Modern metal roofing has coatings that resist rust, fading, and chalking for decades. The roofs in these photos will still look great long after an asphalt roof would need replacing.

"It costs way more than shingles."
Honestly, not as much as most people think. The difference in upfront cost is a lot smaller than people expect, and when you factor in that a metal roof can last 40 to 70 years versus 20 to 30 for asphalt, it's not really a close comparison.

🏠 This homeowner called me because his insurance company was about to drop him.

The reason? A sidewall on his roof had zero step flashing. Whoever installed it just bent the shingles up against the wall and called it done. No metal barrier at all between that wall and the roof plane. Insurance caught it before he even knew it was a problem.

When I got up there for the inspection, that was just the beginning. I found 5 more issues on the same roof.

See if you can spot them in these photos before scrolling down!


Here's the full list of what I found on this one house:

❌ Architectural shingles used as ridge cap instead of actual ridge cap shingles. This voids most manufacturer warranties and leads to early failure right at the peak.

❌ A ridge vent that is lifting and pulling away from the roof. Water and pests love that gap.

❌ Pipe boot flashings that were not properly integrated into the shingle courses. Water has a direct path in around every one of those pipes.

❌ The sidewall with zero step flashing that flagged the insurance inspection in the first place.

❌ An electrical mast with no proper flashing where it penetrates the roof. Just an open hole waiting for water.

Five problems on one roof. The homeowner had no idea any of it was there.

If you have gotten a letter from your insurance company, or if your roof has not been looked at in a while, it is worth having someone take a look before your next renewal.

Metal roofs look great, but what matters is what you don’t see. Proper install, flashing, and details done right. That’s what makes it last.

Power companies are starting to switch peak hours for spring and summer.

If you haven’t checked yours yet, now’s a good time. Running appliances during peak times can raise your bill fast.

This is also when attic heat and moisture start becoming a bigger issue.

Poor ventilation can:

Trap heat in your attic
Make your HVAC work harder
Shorten the life of your roof
Lead to moisture buildup and eventually leaks

And with spring storms rolling in, small issues can turn into bigger ones quickly.

Common problem areas on roofs:

Worn or cracked pipe boots
Improper chimney flashing
Exposed or backed-out nails
Areas that were never sealed correctly

Most of these start small and go unnoticed until there’s a stain on the ceiling or water showing up where it shouldn’t.
