When was the last time your fire dampers were inspected? If you can't answer that, your AHJ eventually will.

NFPA 80 requires fire and smoke dampers to be inspected one year after installation, then every four years (every six for hospitals). It isn't optional, and a damper that fails during an inspection, or an actual fire, becomes a life-safety and liability problem fast.

Most facilities have no documentation because the dampers are buried above ceilings and behind walls. We locate, access, test, and document every one, then hand you the paperwork your inspector wants to see.

Your electric bill is climbing. Most of it isn't your fault. Part of it is.
Here's the part that isn't: AI data centers are pulling so hard on the grid that they're rewriting what everyone else pays. In the PJM region, which covers Pennsylvania, New Jersey, Maryland, Delaware and beyond, the grid's own independent market monitor pinned 63% of this year's capacity price increase on data center demand. That's roughly $9.3 billion passed straight through to ratepayers. You're footing part of that bill whether you like it or not.
You can't fight the grid. But here's the part you can control.
Your chiller is almost certainly the single largest electric load in your building. And it's quietly losing efficiency right now. A fouling layer on the condenser tubes thinner than a sheet of paper, about 0.6mm, can cut chiller efficiency by roughly 20%. Your cooling tower feeds that system, and when scale, sediment and biological growth build up, the whole loop works harder for the same result. None of it trips an alarm. Here's what facility managers often miss: a thin layer of biofilm on your fill media can drop heat rejection efficiency by 15-20%, and your chiller has to work harder to compensate. Cooling tower season is here. If your tower hasn't been physically restored in the last 18 months, you're already losing efficiency, and the chiller is working harder to make up for it.

A few things we routinely find on towers that "look fine":

Memorial Day is the most sacred day on the American calendar.
It isn't about sales. It isn't about the start of summer. It's about the rows of white headstones at Arlington. The names etched into granite walls in small towns across this country. The folded flags handed to mothers, fathers, husbands, wives, and children who would spend the rest of their lives with an empty seat at the table.
The men and women we honor today didn't ask for monuments. They asked only that we remember, and that we keep faith with the country they died defending.
