October tip for facility managers: the first time you fire up heat is the worst time to find out what's sitting in your air handlers and ductwork.

Before the heating season starts, walk this checklist:

1. Pull filters and check the racks for bypass gaps
2. Look at coil faces for dust and biological buildup
3. Inspect drain pans for standing water
4. Confirm fire and smoke dampers close fully
5. Check supply diffusers for dust blowing off on startup

Buildings get sealed up for winter, so whatever is in the system gets circulated for months. A few hours of inspection now beats a complaint-driven emergency in January.

Shutting down your cooling tower for the season? Here's a quick fall checklist before it sits:

1. Drain and inspect the basin for scale, sediment and biological growth
2. Clean or replace the strainers
3. Check the fill for damage and buildup
4. Inspect drift eliminators and fan components
5. Confirm your water treatment program is documented

Skipping this means starting next spring with a dirty tower and a system that has to work harder from day one. A little attention now saves an emergency call in July.

Heating season is a few weeks out across our territory. Before your buildings flip from cooling to heat, run through this list:

1. Swap filters. A filter loaded up from summer means a strained blower all winter.
2. Clean the coils. Cooling coils that ran wet since May are holding biofilm. Turn the heat on and that musty smell goes straight to occupied space.
3. Flush condensate pans and drains before they sit stagnant for five months.
4. Drain, clean, and inspect cooling towers now, not after the first freeze.
5. If fire damper testing is due, knock it out before holiday schedules close the building.

That burning dust smell the first time the heat kicks on? Common, and usually harmless for the first day. Dust settles on heat exchangers, electric strips, and hot water coils all summer, and it cooks off when the system fires up.

If the smell hangs around past a day or two, or comes back every time the heat cycles, there's more buildup in the system than there should be. Coils, blower, and ductwork are all worth a look.

Now is the time to get it done, before the building closes up for winter and runs on recirculated air for the next five months.

Before you shut the cooling tower down for the season, don't just kill the pumps and walk away.

Towers that get drained and left dirty in October are the ones that start next season with scale, biofilm, and a Legionella risk you can't see. Here's the end-of-season routine we recommend for every tower in PA, NJ, and MD:

Drain it fully. Clean the basin, fill, and drift eliminators. Flush the sump and strainers. Inspect the fan, belts, and gearbox while it's dry and easy to get to. Document all of it so your records are ready for spring.

Cooling season is winding down, and this is the best window of the year to get your building's air handlers looked at before the heat comes on.

Coils that ran wet all summer are holding dust and biofilm right now. Once the heating side kicks in, that buildup dries out and gets pushed straight into occupied space. That's the "first day of heat" smell everyone notices in October.

Quick fall checklist: pull the coil access panel and look at the leaving-air side, check the drain pan and trap, and confirm the outdoor air damper actually closes.

September is the sweet spot for HVAC prep. Cooling season beat up your equipment all summer, and heating season is about six weeks out. Here's what we tell facility managers to do this month:

Pull your air handler filters and look at the coils behind them. If the fins are matted with dust, that unit has been working harder than it should all summer and it'll keep doing it through winter.

Cycle a few fire dampers while you're up there. Most buildings we inspect have never had them tested.

Schedule cooling tower cleaning before you drain for the season, not after the scale hardens.

A few hours of prep now beats an emergency call in January.
