Another Built By Burke project in the books!

This homeowner had a front porch that had been turned into a spare room many years ago and wanted it turned back into a porch.

To complete this project I gutted the space, removed and replaced the weak floor support structure, added support posts and beams to the front wall, hung new siding and ceiling, laid waterproof lvt on the floor, then trimmed and painted.

Just finished up screening in this covered patio!

The beautiful view from the patio was preserved by using minimal support sections and a nearly invisible screen material. This addition will help keep future family and social gatherings more comfortable and safe from bugs!

The corner post on this front porch had seen better days!

The old concrete footing under the block pillar failed and caused a precarious situation.

To remedy the problem, I temporarily braced the porch roof, knocked out the post and carefully took apart the block pillar. After demoing the old footing and excavating to a better depth, I poured a new and bigger steel reinforced concrete footing. Next Generation Construction cleaned up the original block and relaid it to the perfect height. I was able to salvage the decorative trim at the top of the old post and use it on the new post that I built.

On this project - Drake, the project supervisor, took some time out of his busy schedule for pictures with my wife Amanda and son Benjamin.

Here I swapped out the entry door and surrounding trim. Replaced the worn and rotting wood trim with PVC trim and gave it all a fresh coat of white paint.

The jambs and trim around the overhead doors had significant damage and needed completely replaced. The jambs and trim were previously built with untreated lumber, secured with ungalvanized nails, and sealed with a low quality caulking. Water pe*******on at the joints, edges, and nail heads had caused significant water damage to the wood. Fortunately, damage to the underlying structure was minimal and did not require repairs.

The jambs were replaced with pressure treated lumber and secured by coated exterior screws. The trim was replaced with PVC attached with stainless steel screws, and all joints and edges sealed with OSI Quad. Then it was all coated with Sherwin Williams Emerald trim paint.

This is an 8’ x 16’ cattle shelter Built By Burke. The customer will be putting the sheet metal on the roof and sides themself. Constructed from treated lumber and designed to be towed into place, this will be a refuge from the weather for a few lucky cows for years to come!

This week marks 1 year in business for Built By Burke!

What happens when waterproofing on a tile shower pan is installed wrong? Check out these pictures and video to see for yourself! Let me know what you think of the finished result in the comments!

Unfortunately, a shower install that should have lasted 40-50 years with minimal issues didn't even make it 10 years before dumping water into the homeowner's basement. If this had been a home with a crawlspace - structural damage would have likely been much worse because it would have probably gone unnoticed for a lot longer. Any installer worth hiring knows that a single bead of silicone is not sufficient waterproofing for a shower pan...but as you can see...that's exactly what was done here!

With an understandably sour taste in their mouth from their tile shower experience the homeowner decided to have me completely gut the original shower and replace with a preformed fiberglass resin/plastic shower kit. It looks great, it will last forever, easy to clean, and the seams are overlapped to prevent any water intrusion.

The original tile shower install was completed by a prominent company known throughout the area for their developments of subdivisions. While all their work may not be this substandard - it certainly goes to show that cheap and quick are not usually synonymous with quality when it comes to construction projects.

A good start to the new year! Final inspections on this garage conversion project this week and only a few small finishing touches left. The pictures aren’t all “current” but are a good representation of the finished product. The last picture is where we started.

This is the last update on this project. HVAC, plumbing, and electrical were subcontracted, everything else was Built By Burke! It was a big job for a one man operation but persistence and hard work got me to the finish line. I’m thankful for the opportunity to take on this challenge and the patience of the homeowner through the peaks and valleys of the project.
