The cheapest thing that changes everything.
This is the first thing every guest and every appraiser touches. Most people never look at it.

Cracked, heaved, uneven front walks read as deferred maintenance, they're a genuine trip liability, and they signal a possible drainage issue underneath.

If you want a patio this year, you have about six weeks to decide.

Hardscape crews book September and October by the end of August. Ground conditions turn by mid-November. Anything not signed by early October gets pushed to spring, and spring books out too. This isn't scarcity marketing. It's just how the season runs.

Bridgewater backyards have a specific problem, and it's not the soil.

It's the grade. A lot of these subdivisions were cut into gentle slopes and finished with just enough topsoil to grow grass. That means shallow root zones, water that sheets toward the house, and lawns that go brown first in a dry summer.

Nobody posts this part. This is the part you're actually paying for.

Excavate to depth. Compact the subgrade. Lay and compact base in lifts, not all at once. Set the pitch a quarter inch per foot, away from the house, every time.

Do this right and the patio is still flat in fifteen years. Skip it and it's wavy by spring.

Two years of drought is exactly why your yard is going to flood this month.

Dry clay soil doesn't absorb water. It repels it. When a summer storm dumps two inches in forty minutes, that water has nowhere to go but sideways toward your foundation, your patio, your neighbor's yard.

This is the pattern we see every August in Somerset and Union County. Drought, then downpour, then a phone call.

This was a patch of dead grass ten days ago.

Same yard. Same footprint. What changed was the plan: proper base depth, a drainage pitch you can't see but will feel every time it rains, and pavers laid so the joints line up from the door to the fire pit.
