Its time to remove your hoses from your outside faucets for the winter.

These faucets are typically “frost proof”.

They seat 4”-6” back inside of the insulated wall and should be installed at a slight downward angle and have a vacuum breaker on them.

This allows the water to drain out once you have turned them off.

If the water doesn’t drain, the valve body can burst once the remaining water turns to ice inside and expands inside of the brittle copper.

Leaving a hose attached defeats these measures and renders your faucets vulnerable to freezing and bursting.

So remove the hose and invest less than $20 in insulating cover and save yourself some money in the spring.

Replacement of these faucets runs about $300 on the low end.

And that doesn’t factor in the cost of any water damage that might occur.

Are you ready?

Make sure your outside faucets shut off properly and don’t leak.

When is the last time you went into your attic to verify that any overhead water pipes are properly insulated?

Did you know that you might have water pipes in your attic?

Most people know that if a water supply fixture (toilets, faucets, washing machines etc.) catastrophically fails, step one is immediately shut the water off to that fixture.

But, when was the last time you checked the stops at any of the fixtures in your home?

If you’re like most humans, its likely been a while.

So, what happens when you have a water emergency, go to shut off the supply to the associated fixture and nothing happens?

Or worse yet, the supply valve also fails in dramatic fashion?

So, you potentially have copious amounts of water flowing from multiple places.

Now what?

Go out to your valve box and turn the water off to the whole house and call your plumber(Gary’s Quality Plumbing 972-424-6479).

Situations like this are relatively easy to avoid.

Shut-off valves, like anything else mechanical, must be used periodically so that they dont eventually become useless.

Moving parts must be moved or, over time, they can and likely will seize up or just simply not do what they were designed to do.

When it comes to making sure your critical safety devices function when you need them to, you have a couple of options:

1. Go around your house and periodically turn your stops off and on to ensure that they work.

This does come with some inherent risks.

If the seals inside are old, they could disintegrate and end up clogging your aerators or faucet cartridges and/or start leaking out onto the floor inducing exactly the type of panic you were attempting to avoid.

Worst case scenario, you have a valve that has already seized due to lack of use and the shaft of the stem snaps off in your hand and lets all the water out into your house.

Has this ever happened to you?

You go to use a sink for brushing your teeth or washing your hands and realize that your drain is clogged.

Rather than forking out the cash to get the problem resolved by a professional, you just move to the next available basin and figure you’ll just deal with the drainage problem when its more convenient.

You wake up at 3am to use the bathroom because clearly you had one too may Sleepy Time Tea before turning in and step right into half an inch of water in your bathroom.

The stopped up sink is overflowing even though you know you haven’t been using it and you are pretty sure you still live alone.

Congratulations!

You have just unlocked a new level to homeownership.

No.

Your home is probably not haunted.

You likely didn’t know that your home’s A/C condensate line drains into the trap under your bathroom lavatory.

This is completely normal and under normal conditions, you would never give it a second thought.

However, if the pipe that that condensate line drains into becomes obstructed, that water won’t have anywhere to go but up and over the top of the basin and out onto your floor potentially causing expensive water damage.

You may even be aware that this condensate line exists and why.

You might even have called your A/C guy to come blow out your primary drain because you noticed water dripping from your secondary around the exterior of your home.

Unfortunately, the HVAC guy is not legally allowed to touch your home’s plumbing system.

So he can blow the line out and as far as he knows, thats the end of it.

As far as he doesn’t know, he has very likely knocked loose a large disgusting plug of unhappiness which has now completely blocked up the drain of the fixture to which that line is plumbed.

We suggest that you have a licensed plumber clear your condensate lines so once he is finished, he can at least check to make sure everything is still draining properly after the job is done.
