Would you notice what's wrong with this water heater vent?
During this home inspection in Mount Holly, NJ, we found the vent connector serving a gas-fired water heater installed in close proximity to combustible wood framing.
Why does that matter?
A vent connector carries hot combustion gases. Proper clearance from combustible materials helps prevent surrounding building materials from being subjected to excessive heat.
With prolonged heat exposure, wood can undergo thermal degradation through a process known as pyrolysis. This is one reason proper clearances around fuel-burning appliance venting are so important.
This is also a good example of why a home inspection involves much more than checking whether the water heater produces hot water. We evaluate the installation, venting, surrounding materials, and other readily accessible components for conditions that may affect the home.
