Tiny plumbing boot. Big leak potential.
One of the most common causes of roof leaks isn’t missing shingles or storm damage, it’s an aging plumbing boot collar.
These rubber collars sit around plumbing vent pipes and spend years baking in the sun, freezing in winter, and getting hit with every storm that rolls through. Over time they begin to crack, split, and deteriorate (see the first few photos), creating a gap where water can work its way into the roof system and eventually into the home.
A common repair is replacing the damaged collar and applying roofing-grade sealant. That can address the issue, but exposed rubber and caulk still have a limited lifespan. An upgraded option is a Perma-Boot.
Perma-Boots fit over the existing plumbing vent and flashing, creating a durable protective shell over the vulnerable collar area.
