🔎 The Unexpected: Sometimes You Have to Open It Up to Know.

Here’s a real example from one of our renovation projects.

The floor was showing signs that made us think the problem might be related to the house settling. That was our best assessment based on what we could see.

But once we started removing the tile, we found a wet floor underneath.

The culprit? A tub that had been slowly leaking.

This is one of the challenges of renovating an existing home. Sometimes the symptoms you can see don’t tell the whole story. Water can travel, damage can stay hidden, and problems can develop slowly over time.

Could we have known the tub was leaking when we prepared the original estimate? Not reasonably. The information simply wasn't visible yet.

That’s why remodeling estimates are educated guesses based on the information available at the time. And why unexpected discoveries are part of renovation.

When something changes, communication is key. We want our clients to understand what we found, why it matters, and what needs to happen next.

Unexpected doesn’t mean something went wrong with the estimate. Sometimes it simply means the house had a story to tell—and we had to open it up to hear it.

Whether you’re building a new home or renovating an existing one, an estimate starts with many of the same things: plans, scope of work, measurements, materials, labor, access, project complexity, and the work required to bring it all together.

But new construction and renovations have some important differences.

With a new build, you’re starting with a blank slate. Plans provide a roadmap for the structure, systems, materials, and finishes.

With a renovation, we’re working with an existing home. We have to account for existing conditions, previous repairs, how new work connects to the old, and sometimes things that aren’t visible until the project is underway.

In both cases, an estimate is the contractor’s best, most educated projection based on the information available at the time.

It’s not a guarantee that every detail will remain unchanged—and no contractor has a crystal ball. 🔮

The goal is to make the estimate as thorough and accurate as possible while clearly defining the scope of work. When something changes, good communication and documentation help everyone understand what happens next.

One of the biggest questions homeowners face is whether a problem needs a simple repair—or whether it's time to replace the whole thing.

A few things to consider:

🔧 Repair when the damage is isolated, the surrounding material is still in good condition and fixing it can give you several more years of service.

🏠 Replace when damage is widespread, the material is reaching the end of its expected lifespan, or continuing to repair it is becoming more expensive than replacing it.

💧 Don't ignore water damage. What looks like a small problem on the surface can sometimes point to a bigger issue underneath.

💰 Think long-term. The cheapest fix today isn't always the most affordable choice over time.

So, how long should it last?

The answer depends on the material, but here are some general expectations:

🪵 Wood Siding: 20–40 years with proper maintenance
🏡 Vinyl Siding: 20–40 years
