Tile Roof Tip: What You Don’t See Matters Most
Tile roofs are known for their durability, but they are not maintenance free.
What many homeowners do not realize is that the tile itself is not the waterproofing system. The protection comes from what is installed underneath.
Over time, leaves and debris collect in roof valleys and water gets trapped beneath the tiles. This can lead to deterioration of the battens and underlayment. These issues often go unnoticed until a leak shows up, usually during the first heavy rain.
The photos above show a common condition we find during roof inspections. From the ground, the roof may look fine, but underneath there can be hidden wear that needs attention.
Regular tile roof maintenance helps extend the life of the roof, prevent unexpected leaks, and reduce the risk of costly repairs down the road.
