Before & After on this ceiling 👇

This one had some heavy texture, cracking, and water staining that needed attention.

I repaired the cracks, sealed the water stains, and matched the existing texture as closely as possible so everything blends in naturally and painted the ceiling.

Now it looks clean, consistent, and like the damage was never there.

One more week and we should be nearing the end of the construction phase — it’s really starting to look like a coffee shop now.

Hidden termite damage had weakened this laundry room floor.

We removed the damaged joists and sill plate, rebuilt the framing, and installed a new subfloor — now it’s solid and ready for the next phase.

Up next: electrical updates, drywall, flooring, trim, and paint to finish it out.

Structural repairs aren’t always pretty, but they’re what make everything else possible. 💪
