Check out this recent upgrade to an Encinitas rental in Village Park. The kitchen was affordably upgraded to include newly refaced custom-stained oak cabinetry, an added island for increased storage and entertaining; all new granite countertops and a glass tiled backsplash. The project additionally included a complete renovation of the home's guest bathroom with a tub/shower and new vanity. New wood plank porcelain tile was also installed throughout the home. And as always, resulting in cost affordable, long-lasting quality--necessary for any home or rental.

Designed and built by our team in late 2014, this new space features an open floor plan perfectly integrating a timeless coastal kitchen fit for culinary entertaining and casual dining; as well as a multipurpose living space set to enjoy an ocean view from a new centrally placed fireplace.

Kitchen: The kitchen was designed to optimize storage by placing most major appliances at the back wall with slide out pantry storage towers and to the left--a breathtaking view of the ocean, framed by a 9'0" long window surrounded by handcrafted 3x6 subway tile. Upper storage is minimized to maintain the view, however, a 40" flat screen TV was ideally positioned for viewing from the curved island for casual dining purposes. The kitchen island features a high breakfast bar designed to seat up to 6 people with an inset cooking area centered to the island with coordinating 1x4 handcrafted mini subways. The island is stained with an espresso finish in contrast to the walls of white cabinetry. All counters are Monte Cristo granite with a leather finish and mitered edge.

Fireplace/Storage: Entering into the great room, the space features a newly relocated central gas-burning fireplace. Like the kitchen, the mantle is stained in a matching espresso finish offset by the custom white bookshelves to the side. The 15' long stone bench is the perfect seat for many to cozy up fireside, read a book, and look out at the ocean.

One of the major things that helps keep your expenses down when deciding to remodel your kitchen is to keep the basic footprint of your room.

Our clients, wanted to turn their traditional home into a contemporary style. By maintaing the footprint, maximizing storage with custom cabinet inserts, and repurposing the existing fridge, range, and microwave hood, we were able to stay in budget and create a great new space for our clients to enjoy.

This kitchen includes all custom-made maple cabinetry in an espresso finish, with dove-tail joinery, soft-closing hinges and stainless steel pulls. The countertops are Fantasy Brown Quartzite in a leather finish, with a 1/4" top radial edge and square base. To bring out the blue undertones in the quartzite, a custom vertical glass tile backsplash, with glossy and matte tiles were inserted at random.
