Change Orders
A good contractor writes up every single change order, gets it signed by the homeowner and collects a deposit before any additional work ever begins. No surprises at the end. A bad contractor just adds it to the final bill and tells you it will be okay.

Subcontractors
A good contractor has every subcontractor's current W9, license and insurance on file before they ever step foot on the job site. No exceptions. A bad contractor says he is my guy and he is good. That is it. That is the whole vetting process.

Material Selection
A good contractor uses a complete selection sheet so every member of the team knows exactly what material goes where at every single point of the project. Nothing is left to guessing. A bad contractor will pick up the tile when they get there.

Let us break down exactly what separates them across three things that happen on every single remodel project.

Communication
A good contractor sends a written update every single Friday. What was done last week. What is planned for this week. Where the budget stands right now. No guessing, no chasing, no silence. A bad contractor does not even know what is happening on the job tomorrow.

Documentation
A good contractor photographs every single portion of the job as it progresses. When walls close and a question comes up weeks or months later, there is photo proof of everything that was done and how it was done. A bad contractor figures that once it is covered up nobody is going to know anyway.

Pre-Start Preparation
A good contractor makes sure the client has a full 3D render of their space, the team has a complete layout and every material is confirmed and on site before work ever begins. A bad contractor will order the tile when they get to the tile.

A few videos back we showed you exactly why we always float our walls before laying any tile. This is what that process produces. 👇

Beautiful natural stone tile covering this entire bathroom. No Schluter installed anywhere. The material runs all the way clean to the end of every wall creating this stunning Spanish cut edge effect that makes the whole room look like it was designed by a high end interior designer.

And that effect only works when your walls are completely flat and perfectly level. Which is exactly why we took the time to float them properly before a single tile went up.

The vanity is gorgeous and everything in the room flows together beautifully. The tile, the vanity, the layout. All of it completely cohesive from every single angle.

Look at this bathroom. 🤎

Moody lighting that sets the whole tone the moment you walk in. The floor flows seamlessly into the shower pan with no awkward transitions. The tile is absolutely gorgeous as an accent. And that vanity you see? That is the one the homeowner had before we ever touched this room.

We designed this entire bathroom around what they already had. Our goal was simple. Do not replace anything that does not need to be replaced. Instead design everything else to work beautifully with what is already there.

The end result looks like something straight out of a high end restaurant. Absolutely gorgeous from every angle.

This is the sales tip that most contractors will never learn and it is costing them more business than they realize. 👇

Shut up and listen.

I just got hired by a new customer and like I always do I asked her why she chose us over everyone else she met with. Her answer was one I will not forget.

"You were the only one that actually listened to us."

Every other contractor walked into her home and immediately started throwing out ideas. Telling her what she needed. Telling her how it should be done. Showing off how knowledgeable they were before they even knew what she wanted.

We did not do any of that. We asked questions. We listened. We let her tell us her vision before we said a single word about what we could do.

And we got the job.

You do not have to walk into every home and prove how smart you are in the first five minutes. You do not need to show off your expertise before you even understand what the customer is trying to accomplish.

Listen first. Give them what they want. Not what you think they want.

That one shift will change your close rate faster than any sales training ever will. 💪🏡

Most contractors will tell you to keep your crew small to save on costs.
Isaac disagrees.

You know that bathroom you walk into at a really cool coffee shop or restaurant that just makes you stop and look around for a second? 👀

We built that. In someone's home.

This is the downstairs guest bathroom we just finished and honestly it came out gorgeous. Here is what made it work.

We matched the tile and wall colors intentionally so everything flows together. The floor tile was kept quieter and more subtle so the walls could do the talking as the accent. Gold accents were added throughout for warmth and black covers were used for contrast to tie everything together.

And here is the best part. We did not even change the vanity. It is on the older side. But instead of replacing it we converted everything around it to work with the elements it already had and the whole room came together beautifully.

This is the value of doing one room completely right. It does not have to be the whole house. One room done with real intention and attention to detail can completely change how your home feels. 💪🏡

The customer is not always right. But they are always the one paying the bill and it is always their house. Here is a reminder I had to give myself today. 👇

I just had a conversation with one of our architects that almost got heated. The discussion was about some design selections a customer had made. Were they the most logical choices? No. Were they the best decisions from a design standpoint? Probably not.

But I stopped and reminded my architect of something we as service providers sometimes forget.

It is their house.

Our job is to advise. To bring our expertise to the table. To tell a customer honestly when we think a choice might not look great. Green tile with a blue countertop? We will absolutely say something. That is what they hired us for.

But once we have shared our perspective and they have made their final decision, that is it. We respect it. We execute it to the highest possible standard. And we make sure that whatever they chose looks as good as it possibly can.

That line between advising and overstepping is something every contractor and service provider needs to know. 💪🏡

My contractor friends are not going to like this one.

If you have a good customer — someone who is respectful, easy to communicate with, not making drama out of every little thing — and they ask for a small amount of extra work that was never discussed?

Eat the cost.

$300 or $400 is not worth losing a great relationship over. Good customers refer you to their friends, leave you five star reviews, and call you back for the next project. That is worth far more than any single line item on an invoice.

This is how trust gets built in this industry. One good decision at a time.
