Dreaming of an open-concept floor plan, but not sure how to make it work structurally?

In this home, we used a glulam beam to carry the roof loads and create a clean, open space. With a deep enough roof cavity, we were able to keep everything streamlined without compromising performance.

Steel was an option, but in today’s market, wood proved to be more cost-effective and easier to install in the field; saving both time and money.

New project kicking off in Atascadero.

This mixed-use building is designed to bring together commercial and residential spaces—creating a functional, efficient footprint in a growing community.

Excited to be part of a project that blends smart design, structural performance, and real-world usability.

In mixed-use buildings, the goal is simple: separation without compromise.

For this project, we designed a flooring assembly with gyp-crete on the second floor to reduce noise transfer and meet fire requirements—creating a better experience for both residential and commercial spaces.

But that performance comes with added weight. Gyp-crete introduces additional dead load, so the entire floor system, from joists, to beams,to connections, had to be engineered to support it.

Because good design isn’t just about what you add… it’s about making sure the structure is ready for it.
