We’re proud to continue our work with Clementine's Naughty & Nice Creamery on the opening of their newest location in Bentonville.

From St. Louis to Northwest Arkansas, it’s been exciting to support their growth as they bring their unique, small-batch (and boozy) flavors to new communities.

This project is a great example of how thoughtful design and construction can help translate a strong brand experience into a new market — while staying true to what makes it special.

Progress is underway at The TenLo.

Located at 10th and Locust, this transformation of the historic 1001 Locust building is moving forward as we bring new life to a 1905 landmark in downtown St. Louis.

As developer, architect, and general contractor, Blackline is leading the conversion into 60 thoughtfully designed apartments and 8,400 SF of ground-floor retail — creating a space that blends historic character with modern living.

"Blackline aims to build housing that provides high quality, amenity-rich properties at a price point that caters to those who don't qualify for affordable housing but don't have the budget for luxury apartment complexes," said Michael Schwartz, co-founder of Blackline.

Blackline was proud to partner with a true St. Louis icon — Volpi Foods.

Established in 1902 in the heart of The Hill neighborhood, Volpi has long been a staple in the artisan cured meats industry, serving customers around the globe.

Our team was selected to thoughtfully update and transform their beloved retail space, highlighting its history while elevating it for modern-day needs. The refreshed interior pairs classic marble with re-purposed lumber, creating a warm, timeless aesthetic. A wall of hanging meats offers a peek into the traditional curing methods still practiced today, while enlarged historic photographs and a new glass storefront bring both nostalgia and natural light into the space.

What an honor to help preserve tradition while shaping the future of a St. Louis treasure.

Blackline is proud to unveil The Koken on Ohio, the second phase of our redevelopment of the historic former Koken Barber Company complex in Fox Park. Serving as General Contractor, Architect, Developer, and Historic Tax Credit Consultant, our team transformed this long-delapidated, under-utilized property into a vibrant community asset.

This 76,000 sq. ft. project delivers 65 new apartment homes along with 14 artist studios, adding energy, creativity, and a new sense of place to the neighborhood.

By restoring this piece of St. Louis history, we’re helping strengthen the area’s vibrancy, safety, and overall quality of life.

We’re excited to welcome new residents and creators to Fox Park — and to continue shaping spaces that honor the past while building for the future.

Our Architecture and Construction teams developed a signature style for consistency across multiple storefronts while meeting the unique requirements of individual property owners at different locations.

The classic black, white, and gold palette with recognizable motifs reflect the brand’s handcrafted ice cream shop charm.

From efficient back-of-house layouts to budget-conscious design solutions, helping this beloved local brand grow was a sweet experience.

Constructed between 1880 and 1920, the Louis Lange Publishing Company building was once home to the printing of German family magazines and Lutheran publications. It was here that Louis Lange laid the foundation for Concordia Publishing House — still thriving just across the street today.

Long abandoned and partially collapsed, the historic building was a perfect project for Blackline Real Estate and Blackline Construction. When we acquired the property in 2016, we saw not just a structure, but a story worth saving.

Through careful reconstruction and adaptive re-use, we restored the original building’s early 1900s character. Today, the Louis Lange Lofts stands as a 27-unit residential community that celebrates the past while embracing modern living — a catalyst for renewed energy and investment in the surrounding neighborhood.
