🐾 A Reminder for Pet Owners in Apartments, Condos, and Townhomes 🐾

We were called out today for an air conditioning issue and found something that many homeowners and tenants don't realize can happen.

This outdoor unit had a refrigerant leak caused by years of dog urine. The acids and salts in pet urine can eat away at copper tubing and aluminum coils, eventually causing corrosion and refrigerant leaks that can be very expensive to repair.

📸 This is a real example of the damage we found today.If you live in a communal property where multiple dogs have access to the area, consider: ✅ Keeping pets away from outdoor HVAC units
✅ Installing a small barrier around the unit (while maintaining proper airflow)
✅ Rinsing the area with water occasionally if pets have been marking near the equipment
✅ Having your system inspected regularly for signs of corrosion

A simple habit can help prevent a repair that could cost hundreds or even thousands of dollars.

Maintenance finally caught up with this 21-year-old air conditioning system today. To keep it running, we replaced:
✅ Outdoor fan motor
✅ Indoor blower motor
✅ Dual capacitor
✅ Compressor contactor
✅ Cleaned and washed the outdoor condenser coil
This is a great example of how proper maintenance and timely repairs can help extend the life of your HVAC equipment. While no system lasts forever, taking care of small issues before they become major failures can add years to the life of your system.

A dirty air filter doesn’t just affect airflow — it affects system performance, efficiency, and static pressure too.

These pictures show the difference between a one-year-old dirty filter and a brand new filter using a Testo manometer:

🔹 Dirty filter: 0.14 in. w.c.
🔹 New filter: 0.10 in. w.c.

At first glance, that may not seem like a big difference, but the dirty filter caused roughly a 40% increase in filter pressure drop. That extra restriction forces the system to work harder to move the same amount of air.

Another thing many homeowners don’t realize: properly taping filters in place can help reduce air bypass around the edges. When air slips around the filter instead of through it, dust and debris can still end up inside the system and ductwork.

HVAC Capacitorn Replacement

Changing a capacitor on an AC Unit in Statesville, NC and thought I'd give my best explanation on the process.

Dirty air filters will send your HVAC system into a downward spiral of poor performance, leading to a service call if not caught in time. A dirty air filter causes low total system air flow, which causes the following problems:

- Rapid freezing of the AC system
- Drain issues due to excessive moisture and ice buildup. This can cause your Air Handler to flood with water and ruin the cabinet insulation, and can damage electrical components.
- Worst case, it can damage your compressor under some circumstances.

Here are some contact points that have been removed from a compressor contactor (the one in my hand and the one on the left is a new point).

Outside of a capacitor, this is probably the second most failing part of an HVAC system. When they reach this point, it creates a poor connection, which generates unwanted heat that eventually causes the part to fail.
