THEY TOLD ME IT COULDN’T BE BUILT AS DESIGNED…
I said: “Show me the code.”

This custom home sits in an AE Flood Zone.

The building department made a big stink about our entry foyer - a 2-story open entry with a statement chandelier.

They said it had to be enclosed and separated from the main house, which would completely decimate our foyer design.

Now, every jurisdiction has their own adopted regulations - but we did the research BEFORE designing and knew that wasn’t required here.

So we asked them to show us the code reference.

I actually received a call from the plan reviewer - “Ms. Anz, we can’t find any codes that support our position.”

I thought so.

“Oh but the building official and floodplain administrator will have to provide an official determination.”

No problem. We’ll provide our code references.
Needless to say - this house is currently under construction AS DESIGNED.

Doing your research before design means you aren’t left to the whims of the plan reviewers.

When you understand code up front - you don’t have to compromise vision.
