Exciting news… we’re growing! I’m proud to announce the launch of

The Pravada Group was created to centralize governance, financial oversight, and operational discipline across a growing portfolio of real estate, land development, asset-management, and advisory businesses. This new structure strengthens our ability to safeguard asset value, accelerate monetization, and deliver institutional-grade ex*****on for our clients and partners.

CFL Land will continue operating as a core subsidiary under the Pravada umbrella, with expanded support, enhanced systems, and a broader strategic platform behind it.

With this launch, The Pravada Group will also be expanding operations into Georgia, North Carolina, and South Carolina.

And we’re just getting started. We are rolling out three new divisions: Pravada Asset Management, Pravada Capital Advisors, and Pravada Construction Group, each designed to reinforce operational rigor and extend our capabilities across the full lifecycle of real estate and development assets.

Ever wonder what geeky land people do in our spare time? Here’s your answer… deep dives into past failures.

Ever heard of The Shores subdivision in Sechelt, BC? It’s a cautionary tale of what happens when oversight goes wrong. Built on a former gravel pit with loose, unconsolidated fill, and an eroding shoreline, characterized by a connection of underground springs, the neighborhood started experiencing catastrophic —some swallowing entire backyards. The failures were so severe that homes were declared unsafe, and residents were forced to evacuate.

The issue? Inadequate compaction and poor understanding of subsurface conditions. Over time, voids formed beneath the surface, leading to sudden collapses. Even worse, remediation options were limited, and the liability game turned into a legal and financial nightmare. Some residents have received appraisals valued at $2.00!

The Shores disaster is a stark reminder that soil conditions are never an afterthought. Proper geotechnical due diligence isn’t just a box to check—it’s the foundation (literally) of any successful development.

THE SUNDAY SCOOP 🚜➡️ Timelines for rezoning and subdivision approval in Florida vary based on the jurisdiction, complexity of the project, and level of opposition. However, here’s a general breakdown:

🧩 1. REZONING PROCESS (4–12 months)
• Pre-application & Due Diligence (1–2 months): Initial meetings with planning staff, feasibility studies, and community outreach.
• Application Submission & Staff Review (2–4 months): Completeness check, staff comments, and revisions.
• Public Hearings & Approvals (2–6 months): Planning & zoning board hearings, followed by county/city commission approval.

🧩 2. SUBDIVISION (Preliminary & Final Plat) APPROVALS (6–20 months)
• Preliminary Plat Approval (3–9 months): Engineering review, traffic studies, and public hearings.
• Construction Plan Review (3–8 months): Final engineering, stormwater, and utility approvals.
• Final Plat & Recording (2–3 months): concurrnetly with construction if posting a bond, ir afterr infrastructure installation and inspections if not.

🧩TOTAL ESTIMATED TIME: 10–32 months - an INSANE variance!
• Expedited projects (low-density, no opposition, in line with comp plan): ~10–14 months.
• Complex projects (higher density, comp plan amendments, public opposition): 2+ years.

Timelines vary by county/city—South Florida (Miami-Dade, Broward) and high-growth areas (Orlando, Tampa) tend to take longer due to regulatory backlog and public scrutiny. Rural counties can be much faster. This is why it’s 🚨IMPERATIVE🚨 to understand the approval process in your respective municipality prior to going nonrefundable on your deposit.
