Drip edge and rake edge metal help keep water from getting under your shingles and damaging fascia boards. When installed incorrectly or skipped entirely, water can slowly rot the edges of your roof over time.

Small installation details make a big difference in long-term protection.

Your gutters know your roof is failing.

Not from leaks. Not from missing shingles. From the small dark granules collecting at the bottom that look like sand. That's your shingles breaking down. Most people clean it out and move on.

But that sand is actually the primary layer protecting your roof from the harsh Denver sun.

When asphalt shingles bake in direct UV light without those granules, they dry out fast. They lose their flexibility. Then they crack and water finds a way inside.

Cleaning the gutters just washes away the evidence.

Look at what happens when you miss the warning:
âž” The bare spots on the shingles become brittle
âž” High winds easily snap those weakened edges off
âž” Moisture slowly rots the wood decking underneath

You end up paying for major structural damage instead of catching the problem early.

Next time you pull a handful of heavy black sand from your gutters, take a second to look at it. Your house is giving you a few months of lead time before a random rainstorm ruins your ceiling drywall. Knowing the signs gives you total control over the situation.

Have you noticed a lot of this heavy sand building up lately? Like this post and drop a comment below if you want to know exactly how much granule loss means trouble.

Healthy shingles should have some flexibility. When shingles become rigid and crack easily, it’s a sign that UV exposure has broken them down over time.

Brittle shingles are more likely to fail, leak, and suffer storm damage.

A professional inspection can help determine how much life your roof has left.

Your 30-year shingle isn't a 30-year shingle.

Not in Denver. The manufacturer tested it closer to sea level. At 5,280 feet, your roof absorbs 25% more UV than those tests assumed. The number on the warranty was never calculated for where you actually live.

Manufacturers build materials for average weather. Denver is completely different.

Living a mile high means intense ultraviolet radiation bakes your property all year round. The standard factory lab tests simply missed this level of daily solar punishment.

You assume you have three decades of safe protection. The physical reality of our altitude changes that math completely.

We see the granular loss and severe cracking way before that expiration date approaches.

That piece of paper offers comfort. Your local geography actually dictates the lifespan of your materials.

What do you think?

It’s not just about finding granules in your gutters—it’s about understanding the pattern. Concentrated buildup can signal hail damage, while excessive loss across the entire system may mean accelerated roof deterioration.

Those small signs can reveal major issues early.

Your shingles are fine. Your roof is leaking.

Most homeowners panic when they see a water stain spreading across their living room ceiling. The immediate assumption is that the entire roof has failed and needs a massive replacement.

They grab a ladder, climb up, and stare at the shingles.

The shingles are usually doing exactly what they were designed to do. Water takes the path of least resistance, and the actual problem is hiding where your eyes were never trained to look.

When I get on a roof in Denver to track down an active leak, my eyes go to three specific places first.

-> Chimneys
-> Vents
-> Skylights

These are penetrations. They require metal flashing to seal the gap between the roof deck and the object poking through it. Metal flashing bends and shifts with our wild temperature changes. Sealants dry out and crack after years of baking in the altitude sun. If the original installation was rushed, water will eventually find those weak points.

A solid roof requires flawless ex*****on around these tricky areas.

You stop the anxiety of a leaking roof by knowing exactly where the water is getting in, rather than guessing and paying for repairs you never actually needed.

Have you ever dealt with a mystery leak in your house that drove you crazy? Drop a comment below if you've been there, I'd love to hear how you finally tracked it down.

Pipe boots around plumbing vents wear out faster than most roofs. UV exposure and temperature swings cause the rubber to crack, harden, and separate over time.

Catching worn pipe boots early is a simple, affordable fix that can prevent major interior water damage later.

The hail gets all the attention. But the real damage happens before 10am, when your roof expands 50 degrees in a few hours. That daily cycle is cracking your materials from the inside out.

Denver roofs don't fail from storms. They fail from mornings.

We see this on almost every property we inspect around town. A roof looks completely fine from the driveway. Then we climb up and find thousands of tiny fissures across the surface.

Colorado weather swings from freezing at night to baking hot in the afternoon.

Violently.

Every single day.

Your roofing materials stretch in the heat and shrink in the cold. Over time that constant motion forces the materials to break down entirely. Long before a severe weather event actually hits.

Most people wait for a massive storm to call us out. They assume they are safe because there hasn't been hail recently.

Then we find out water has already been leaking into the decking for months through those temperature cracks. Catching these micro-cracks early means easy maintenance. Ignoring them means a full replacement.

âž” Stop waiting for the golf-ball-sized hail to check your property.

Has your home been through a few wild Denver winters without an inspection?

Like and comment below if you usually only check your roof after a storm. It might be time for a closer look.

Roof valleys direct massive amounts of water during every storm, making them one of the most vulnerable areas for leaks.

Improper flashing, poor shingle cuts, or hidden installation mistakes can allow water to enter long before damage becomes visible inside.

A professional inspection helps catch these problems early.

Make sure your roof valleys are properly protected: DenverRoofPros.com
