More meeting rooms, rarely the right ones.

Extra meeting rooms are among the most common requests in an office brief and often the most expensive way to solve the wrong problem.

The pattern repeats across offices. Meeting rooms sit empty for much of the day, while an eight-seat room gets booked by one person just to take a call somewhere quiet.

It looks like a shortage. It is usually a mismatch. Large rooms suit the occasional full-team meeting; the working day runs on smaller moments a quick call, an hour of focus, a two-person conversation that rarely have a place of their own. Adding rooms does little to close that gap, because the gap was never about quantity.

What a team actually needs tends to be written into how it already works visible well before a new plan is drawn, for anyone looking in the right place. It rarely matches the assumption the brief began with.

The floor plan shows how many rooms there are. How they are used shows whether they are the right ones.

Open plan is never loud by accident.

Some offices feel calm the moment you step in. Others feel busy in a way that's hard to name until you try to concentrate, and can't.

Most of the time, the difference isn't the people. It's the sound.

"Open and collaborative" is how almost every brief begins, and it comes from a good place - a hope that people will talk more, share more, build on each other. What the brief rarely accounts for is what an open room does to a voice. Sound doesn't stay where it starts. In a space of glass, concrete and bare ceilings, there's nothing to catch it, so a call two desks away lands on you at nearly full volume. And each time it does, a thought that took twenty minutes to build quietly falls apart. On a busy floor, that can happen thirty times before lunch.

None of this means open plan was the wrong choice. It means sound needs to be designed, not left to chance and it can be, in three quiet ways.

Soft ceilings and panels absorb noise before the room can throw it back. Distance and partitions keep one corner's energy from reaching the next. And a low, even background hum lets a far-off conversation blend in instead of cutting through. Shape those around how each area is really used heads-down focus here, easy conversation there and the floor finds its balance. Quiet work is protected. Collaboration gets its stage. The two stop taking from each other.

On a drawing, an open plan and an open plan designed for sound look exactly the same. You only feel the difference once you're living in it and by then, it's expensive to fix.

AVT International took part in l Vietnam’s Startup - Tech Community Summit 2026. Our Deputy Director, Tan Van , delivered the keynote "Building for Innovation: What Technology Companies Need from the Next Generation Workplace," then joined the panel discussion alongside leaders from Hoa Binh Construction, Asia Green Real Estate, Tonomo and Huong Viet Holdings, moderated by Austrade.

A recurring theme: the problems technology companies face in their workspace rarely show up at handover. They surface six to twelve months later, once the space is genuinely in use, and none of them were in the original brief.

Four came up most often:
Acoustics - open plan briefed without acoustic design
Allocation - meeting rooms sitting empty while nobody can find a quiet place to think
Infrastructure - power, airflow and network capacity that no longer match the team
Delivery - a sequential process built for a slower rate of growth

Over the past few years, businesses have invested heavily in digital transformation.

New technologies have changed how teams communicate, collaborate and make decisions. AI is accelerating workflows, automation is removing repetitive tasks, and information moves faster than ever before.

Yet while organisations continue to rethink how work gets done, the workplace often evolves much more slowly.

Many offices are still designed around routines that no longer reflect how modern teams actually work.

WORKPLACE IS NO LONGER DESIGNED AROUND DESKS

There was a time when the effectiveness of an office was often measured by a simple metric: how many people it could accommodate.

Each employee had a dedicated desk. Each department occupied its own area. For most people, work happened at the same workstation throughout the day. As organizations grew, the challenge was straightforward — how to fit more people into the available space while making the most of every square meter.

Today, however, the way people work has changed significantly.

A typical workday is no longer spent at a single desk from morning to evening. People move constantly between different modes of work — focusing individually, having quick conversations with colleagues, collaborating with teams, joining project meetings, or connecting with clients. Each activity requires a different environment to support it effectively.

This shift has driven the adoption of Activity-Based Working, an approach where workplaces are designed around work activities rather than fixed seating arrangements. Instead of assigning one place for every person, the workplace provides a range of settings that support different tasks throughout the day.

The growing presence of focus booths, collaboration areas, touchdown spaces, and informal meeting zones is not simply the result of changing design preferences. It is a direct response to the way work itself has changed.

Today, an effective workplace is no longer defined by the number of desks it contains. What matters more is its ability to support people as they move between different tasks, interactions, and ways of working throughout the day.

The first Marithé + François Girbaud store in Vietnam

AVT is honored to deliver Marithé + François Girbaud’s first store in Vietnam. Located at Takashimaya, the space was developed in line with the brand’s global retail identity and signature French-chic spirit: minimal, restrained, and requiring a high level of precision in every detail.

Within minimalist retail environments, construction quality is expressed directly through material precision, surface treatment, and finishing details. Every joint, alignment, and transition contributes to how the brand is ultimately perceived within the space.

To ensure consistency with MFG stores internationally, all finishing films were imported directly from Korea and completed at the workshop prior to on-site installation. At the cashier area, the MFG logo was CNC-fabricated in stainless steel according to the brand’s international identity standards.

In spaces built around restraint, every imperfection becomes more visible. For that reason, the final level of ex*****on does not only define the aesthetic quality of the space, but also shapes how the brand is introduced within a new market.

Nhìn lại hành trình thống nhất, tiếp nối tinh thần kiến tạo

Ngày 30/4 không chỉ nhắc nhớ một dấu mốc lịch sử, mà còn gợi nhắc về tinh thần đoàn kết và ý chí xây dựng đã tạo nên những bước chuyển của đất nước.

Intentional down to the last curve

Some spaces just feel right the moment you walk in. Not because of one standout detail but because everything holds together. The warmth, the flow, the way nothing feels out of place.

Chilli Thai at Van Hanh Mall is that kind of space. 330m² of curves running from the walls to the bar to the ceiling, all bending along the same quiet rhythm.

Double-curved walls and ceilings can't be cut from standard templates. Each panel was measured directly on site, custom-formed, fabricated off site, and fitted back in place by hand. The bar counter - a single flowing arc - followed the same process. Every element built as a full-scale mockup before fabrication began, because in a space built entirely on curves, a small deviation anywhere breaks the continuity everywhere.

Behind the warmth is a build that demanded precision on a deadline that didn't move, in a mall that never stopped running. The space gives none of that away. And that's what makes it work.
