Recently on a roof/siding inspection,I had an elderly woman in Baltimore concerned about the work that had been done on her home. I am convinced the installer knew nothing about siding installation .With ever changing sub crews,as a contractor be sure your work is properly managed for quality. Consider RCIA for crew evaluation and training.The roof system was equally poor work… any thoughts?

A common conversation with Commercial building owners over the years in the roofing business has been,
Mr. Building owner after walking and evaluating your roof ,it seems the slope is virtually flat and the ponding water areas are not typically covered in the roof warranty. How long ago was your roof installed.? Answer 10 years ago. What warranty duration in years was the new roof ? answer 20 years. When bidding the job, did the contractor include adding tapered insulation in order for the water to drain properly? . answer, yes he did. I opted out of the tapered insulation option .It was too expensive.
So Mr. Building owner that I may understand ,you paid for a 20 year roof system that will not perform due to consistent ponding water present on the roof. This roof will have to be replaced every 10 years with many expensive leak repairs during the 10 year period. This constant presence of water will degrade the seams especially during the freeze/thaw cycles in the winter. The cost you believe you are saving by opting out of the tapered insulation option could have been offset by opting for the extra cost of tapered insulation and the roof actually lasting 20 years. A roof with proper slope that has lasted for 20 years is a great candidate for a maintenance coated system without the extreme expense and mess of a roof tear-off. These maintenance systems can add 10-20 years to the life of your roof. Most systems require the roof to drain. The industry standard for proper roof slope is 1/4" per foot.

2.)Do you carry General Liability coverage?Please provide proof.
3)Are you licensed with the state? Please provide proof.
4.)Are you Credentialed with a Manufacturer to install products? Please provide proof
If the contractor cannot verify the 1st 4 items. They are not your contractor.
Interview questions
How do you protect me and my property? My lawn, my deck, my shrubbery
What about the roof deck how do you determine the condition ?
What is proper ventilation and how will it be achieved on my home?
Can you explain why proper flashing is important ? Why do I need it?
Is there a specific pattern to use when my shingles are installed ?
I have heard many roofers over nail the shingles, How do you achieve proper nail pressure on your nail guns?
What is ice dam protection and where is it used?
Can you explain the difference between Pro-rated and Non Pro-rated warranties ?
Safety questions
Do your men use proper fall protection
Will your men create a safety zone around the perimeter.
Will you need to use my electric for any of your tools?
A quality contractor or representative will be able to answer all of these questions.
Human nature. Many homeowners do not pay attention to their structure before it is re-roofed. Discuss curb appeal and the existing look of your home vs the new look of your home. Consider gutters and potentially soffits in the construction decision. In many cases the addition of ventilated soffits will add proper intake air to your ventilation system.
Be sure to complete a thorough walk around and evaluation of your structure to verify any other exterior items to be addressed or quoted.
