The California Building Code (CBC) includes a specific accessibility requirement for Areas of Refuge.

Unlike the typical 30" × 48" wheelchair clear space used for general accessibility conditions under the ADA, both the CBC and the International Building Code (IBC) require a minimum clear space of 30" × 52" for Areas of Refuge.

This larger clear space is intended to provide additional maneuvering and waiting room during emergency situations. The 30" × 48" clear space remains applicable for standard accessibility conditions, while the 30" × 52" dimension is specific to Areas of Refuge under both the CBC and IBC.”

Do you need to know the fire rating of a wall, or if the wall is even fire rated, but do not have the construction documents readily available. Find a door in the wall and find the placard between the top two hinges. The fire rating of the door will be listed.

The JCSE, LLC team in our Dallas station was retained to determine the cause of a fissure that had developed in the structure’s slab on grade. A cursory review by others attributed the issue to expansive soils; however, the technical data we collected on site did not support that conclusion. Our investigation instead determined that the fissure originated from construction practices in place at the time the structure was built.

The JCSE, LLC team in our Detroit station was retained to determine the cause of ongoing structural crack development. What our investigation revealed is that the cracks started forming shortly after some alterations were made to the unreinforced masonry cladding of the structure. What was not identified initially is that the vertical lateral force resisting system of the structure was a steel frame with participating infill masonry. That unreinforced masonry was not just cladding, it was part of the lateral load resisting system. In the attached sketch, you can see the difference.

The JCSE, LLC team in our Sacramento station was retained to investigate a fire damage. Be mindful that brick alone cannot be exposed to open flame but rather, a layer of refractory brick is warranted. All of that damage as a result of one omission from the construction documents.

Back in the day, a Vicinity Plan was always necessary for any project submitted to a jurisdiction for review. I suppose it made sense. It served as a little map for the inspectors to readily navigate and arrive at the project site. But, today? Why do we still include Vicinity Plans?

The JCSE, LLC team in our Los Angeles station was retained to strengthen underperforming retaining walls in this partially subterranean structure. Conventional means would have added seismic mass resulting in undesirable performance. The team opted for a retrofit scheme that included carbon fiber reinforced polymer to enhance the flexural performance of the walls.
