The importance of roof inspections!

This homeowner had no idea his pipe flashings were in such poor shape. The nail for this one had backed out enabling water to choose the path of least resistance right into the attic…

We got him taken care of though and will be fixing it up good as new until the next storm comes, then we will replace his older roof altogether!

Roofs older than 5 years old definitely need to be checked on annually due to the amount of storms that impact Arkansas every year. The extreme weather differences between hot and cold also play a significant part in your roof aging and being susceptible to damage.

“What’s that shiny stuff on our roof?” 🧐

It’s called blistering and it’s when your shingle has deteriorated past the layers of granules and asphalt to expose the fiberglass.

It is often due to:

⏩ Age.
⏩ UV ray damage to old hail spots that rot out.
⏩ Improper ventilation that doesn’t allow your roof to properly breathe.
⏩ Multiple layers of shingles that cause them to bake from the inside out.

Not only is it not aesthetically pleasing but it also makes your roof more susceptible to damage from storms and is a big indicator that your roof needs to be replaced as soon as possible! ⌛️

4️⃣3️⃣ hail dings on a 14 year old 3tab roof and the homeowner had no idea… 😱

Any insurance adjuster will look for 8-10 hail dings within a 10’x10’square, and obviously, this is way less than 100sq’. 😂

Especially in light of how many storms Arkansas had the past two years, if you haven’t gotten your roof inspected, it wouldn’t hurt to get it done sooner than later because this year is looking to have more gnarly storms. (The storm below happened in January)

Most people at this point know they can get a new roof for just their insurance deductible so I’ll spare y’all the sales pitch, but not everyone knows that I do this day in and day out and have for 3 years.
