Edifice Design is a firm of registered architects based in Sydney’s eastern suburbs, Maroubra, which offers full architectural services to the residential building market. Edifice’s clients range from those wanting a new home design, to busy families wanting a lifestyle change with an alteration or addition. Lately there has been an increase in demand for architectural designs for duplexes, semi-d

etatched houses, granny flats and dual occupancies. Our other significant specialty is serving property developers. Navigating council processes can be complex, and Edifice Design can provide a roadmap for building project success from feasibility studies, to working with Design Review Panels and SEPP 65, to council approval. Our design approach is creative, clean and responsive to client needs. Our client approach is attentive and inclusive with the objective of making the client journey an enjoyable one.

Randwick subtle studio addresses heritage location

Low, flat styled dormers, a pallet of light, mid and dark greys, simplicity of horizonal lines, green foliage screening the lower levels that face the main house, all ensure an architectural language subservient to its heritage conservation area.

PROJECT
Own laneway entrance, kitchenette, dining, living spaces, main bedroom with study nook and storage, bathroom, laundry cupboard and oodles of storage within adjacent roof spaces.

The re-imagined living spaces are rebuilt in this corner house in Maroubra to align north and away from the west to run alongside with the depth of the rear garden. The linear arrangement of kitchen, dining and sitting rooms are set at right angles to the western facing house to link a new teen retreat that was converted from an unused garage.

With some minor internal alterations to the existing house, spaces are also replanned to improve the connection with the revitalised living spaces to complete the works.

Bronte semi-detached houses convert old back to new.

Converting back to an original semi-detached building from a more recent modification which introduced an ad hoc arrangement of 3 residential flats and a shop front - the proposal reinstates the original balance of the 2 dwellings and adds an upper storey addition to the rear of both.

Passive house principles: this ocean facing Beach Street Coogee house, designed over 3 levels and to be eco friendly, is nearing completion.

The development aims to achieve ambitious sustainability goals through passive house design including energy-efficient technologies for controlled ventilation and air supply, renewable energy sources, water-saving features and prefabrication building techniques. These steps will reduce energy consumption, lower emissions, conserve water, improve air quality and minimise waste, thus creating a more sustainable, healthier living environment while demonstrating a commitment to environmental responsibility.

This approach promotes a harmonious integration of the new structure within the existing neighbourhood, maintaining a balanced and visually appealing streetscape.
