** Spray Foam In Your Loft? Many Mortgage Lenders Now Require It Removed **
Spray foam insulation was widely installed in lofts over the last 10–15 years as a way of improving insulation.
However, problems can occur when the foam is sprayed directly onto the underside of roof tiles or slates. This can trap moisture within the roof structure and make it very difficult to inspect the condition of the rafters, felt and fixings underneath. Over time this can potentially lead to condensation, mould growth and deterioration of roof timbers if the roof cannot dry properly.
Because of this, many surveyors and mortgage lenders now request specialist inspections when spray foam insulation is present, and in some cases recommend removal before a property can be sold or remortgaged.
Here we are removing spray foam insulation so the roof structure can be properly inspected and reinstated correctly.

If you’re buying or selling a property and have spray foam insulation in the loft, it’s worth getting the roof structure checked before it becomes an issue with surveys or mortgage lenders.
