In Dubai, they’re two different professions with two different licences. Getting the order wrong is where projects start to cost more than they should.

If your scope is clear, go straight to vetted contractors for quotations. If the brief still needs shaping, start with a designer, and bring in the contractor after.

Either way, ask three questions before you commit: What are they licensed to do? What have they delivered in Dubai? Is it in a written contract?

Most projects don’t go wrong because of one big mistake. They drift through five or six small decisions that seemed reasonable at the time.

So ask: what happens if something needs to change mid-project? Who is responsible for it, how quickly must they act, and what happens next?

Asking it at the start is the difference between a small adjustment and a project that ends up far from what was agreed.
