Two offices on the same floor of Opus Tower, a few weeks out from handover.

The acoustic paneling is finished on both. You stand in a room this size and it doesn’t ring.

Joinery for the pantry is delivered. Cladding is in. The lighting is all on automation. The CEO office has its own fridge and bar, and the support systems are going in behind the walls now.
Furniture starts arriving this week — manager rooms, meeting rooms, focus rooms.

This is the stage where a fit-out either reads as finished or reads as nearly finished, and the difference is entirely in things you can’t photograph.

Your phone can see something your eyes can’t.

Point a camera at most office ceilings and the footage flickers. You don’t see it when you look up, but you’re still living under it eight hours a day.

Reinout Broekers runs XO. I asked him what that flicker actually does to a person.

His answer: you go home with a headache and you don’t know why. In Dubai people are resilient about it — nobody complains. So an office runs at 6,000 Kelvin, the light is shaking all day, and people still put in twelve hours. He called that admirable. He also said they could have done more work in eight.

The studies are mostly European, in big office floors where daylight is short and they had to take lighting seriously. Productivity rises with proper lighting and with following the day rhythm — light that changes through the day the way the sun does.

We specify lighting on every fit-out. It is the single thing clients question most on cost and notice most after handover.

Light is a working condition, not a fitting.

People assume furniture gets ordered. This gets made.
It starts while the room is still a drawing. The chair is part of the concept, not something picked at the end. From there we choose the material, the fabric, the shape.
Then it’s built one piece at a time. Frame. Foam. Upholstery.
The mock-up comes to site before anything is finished, and I sit in it. If it doesn’t work in the actual room, it goes back to the workshop.
That’s why the last few seconds look the way they do.
Nothing is chosen from a catalogue.

Most firms email drawings and wait a week for comments. We put the layout on the screen, hand over the pen, and change it while the client is standing there. Kitchen wall moved, lounge opened up, done — in one session instead of four rounds of email.

Decided together. Built once.

The ceiling is the light.

No fittings, no spots, no pendants. The canopy itself glows — a curved shell built on site, framed by hand, then skinned and lit from within so the whole form reads as one soft source.

Six weeks of steel, plaster and patience for something most people will walk under without ever looking up. That’s the job.

Fully custom. Fully Fajr.

Your mirror light is ageing you — and it’s almost never the mirror’s fault.
Most bathrooms get one downlight straight above the basin. It lights the top of your head and throws every shadow down your face: under the eyes, under the cheekbones, under the chin. Tired, before you’ve started.
We sat down with Reinout Broekers, GM of XO, to talk through the fix. Light the face from the sides, at eye level, and the shadows disappear. Same room, same mirror, completely different face looking back.
Light the face, not the floor.

A pool is easy to make big. It’s harder to make it work for the whole family — a shallow end where the kids stay close, a jacuzzi at one end, a bar that doesn’t pull you out of the water, a sunken seat at the waterline. That’s the part we cared about.

There’s a moment in every project when it stops feeling like ‘just a site’ and starts feeling like the actual space you designed.

For us, that moment is joinery installation.

At Opus Tower, our office fit-out is moving into this phase now — custom joinery going in across the space, bringing every drawing and material sample to life.

We built this for ourselves.

Six months ago this corner of our office was bare concrete and cable trays. Now it’s where clients sit before they’ve seen a single drawing. Timber slats, book-matched marble, herringbone oak, a screen that takes the messy sketches — every detail specified the way we’d specify it for a client, because that was the point.

If a contractor won’t build it properly for themselves, don’t let them near your office.
