Want to remove a wall?
Before reaching for the demolition tools, we need to understand what the wall is actually doing.
A wall may look simple from the outside, but it can be part of a much larger structural system.
Before removing or opening up an existing wall, a builder may need to consider:
• Roof loads
• Floor loads
• Existing framing
• Load paths
• Structural support
• Beam or lintel requirements
• Temporary propping during construction
• Electrical services
• Plumbing services
• Existing conditions that may not be visible from the drawings

And this is exactly why renovation work is different from starting with a blank site.
An existing home already has a history.
Previous alterations, hidden services, unexpected framing and changes made over decades can all affect how a renovation needs to be approached.

Your bathroom tiles are not the waterproofing.
A beautifully finished bathroom can still develop serious problems if the waterproofing system underneath has not been properly planned and installed.
Waterproofing is more than simply applying a membrane.
It involves understanding:
• Where water is expected to flow
• Shower areas and wet zones
• Floor and wall junctions
• Penetrations and plumbing fixtures
• Floor wastes and drainage
• Junctions between different materials
• The substrate and surface preparation
• The compatibility of the waterproofing system with the finished materials
These details are often completely hidden once the bathroom is finished — but they can determine how well the space performs for years to come.
For a builder, the important question isn‘t simply:
“Does it look good?”
It is:
“Will the construction behind the finish perform as intended?”
That is why we treat waterproofing as a critical stage of construction, not something to be rushed before tiling.
Because once the tiles are installed, the work that matters most may be the work you can no longer see.

🚧 When a Ceiling Fails, It’s Rarely Just One Panel.

One of our latest projects involved repairing a collapsed suspended ceiling in a commercial property.

From our site inspection, we observed that the concrete ceiling slab was no longer properly connected to the suspension hangers. This suggests the failure may have originated at the primary fixing points.

Once one fixing point fails, the additional load is transferred to the surrounding hangers. This creates a chain reaction, significantly increasing the risk of further ceiling movement or even complete collapse.

This isn‘t simply a cosmetic issue—it is a serious structural safety concern that requires immediate professional assessment.

In commercial construction, it’s understandable that everyone wants to complete projects quickly so businesses can reopen and start operating as soon as possible.

However, speed should never come at the expense of long-term safety.

Every successful hospitality fit-out is built on the details you don‘t always notice.

For the GICO Restaurant project, every finish was selected to balance aesthetics, durability and long-term performance.

✔️ Walls were finished in Porter’s Paints Lime Wash – Chintz Grey，creating a natural textured surface with subtle movement and depth that gives the space warmth and character.

✔️ High-contact surfaces including doors, counters and joinery were coated in an oil-based Chintz Grey finish, providing a harder wearing surface that‘s easier to clean and maintain in a busy commercial environment.

✔️ The signature GICO logo was hand-painted using Dulux Blade Green. After creating the outline with a stencil, each letter was carefully hand-finished by our painter to ensure crisp edges and a premium finish.
