Gas changes in 2027 – what you need to know

From 1 March 2027, significant changes are coming to gas hot water systems across Victorian homes and rental properties.

We think homeowners and landlords need to understand exactly what these changes mean because the rules are different depending on whether you live in the home or rent it out.

⚪️ For Rental Properties:

When an existing gas hot water system reaches the end of its life and cannot be repaired, it MUST be replaced with a heat pump hot water system.

This isn’t a matter of choosing which system best suits the property. The new regulations determine what can be installed.

⚪️ For Owner Occupied Properties:

For owner occupied homes, the rules are different.

If a gas hot water system reaches the end of its life and cannot be repaired, it must be replaced with an electric alternative (eg. Heat pump, smart electric, or electric).

This means homeowners and landlords can continue to use their existing gas hot water system while it remains serviceable, but when it reaches the end of its life and cannot be repaired, they will no longer have the option of replacing it with another gas system.

The real impact:

For property owners, specifically landlords, this means that when an existing gas hot water system eventually fails and cannot be repaired, the replacement decision is no longer entirely theirs to make.

Heat pump hot water systems can involve a significantly higher upfront installation cost than replacing an existing gas hot water system.

Rebates and discounts are available in some circumstances, however rebates don’t necessarily remove the upfront cost, and they don’t necessarily cover the additional work involved in adapting an existing property.

We believe homeowners and landlords deserve to understand these changes before they come into effect.

This shower had been experiencing ongoing water ingress, so we carried out a dye test to help identify where the water was escaping.

A coloured dye was introduced into the shower base and, almost immediately, it appeared in the adjoining hallway. This confirmed that water was escaping beneath the tiled shower base and tracking into the surrounding structure.

In this case, the leak wasn’t coming through the shower screen or wall. The dye test showed the water was travelling beneath the floor tiles before making its way into the hallway.

Tiled shower bases look fantastic, but they rely on correct installation, effective waterproofing and ongoing maintenance. Water ingress can occur as grout and silicone deteriorate over time, or as a result of installation defects or waterproofing failure. By the time water becomes visible outside the shower, significant moisture may already be trapped beneath the tiled base.

Common signs of a shower leak:

⚪️ Damp carpet or flooring outside the shower

⚫️ Swollen skirting boards or door jambs

⚪️ Peeling paint

⚫️ Mould growth

⚪️ Cracked, loose or missing grout

⚫️ Deteriorated silicone

⚪️Hollow-sounding floor tiles

⚫️ Timber decay or insect activity beneath or beside the shower

⚪️ Movement with the tiles or walls

Unfortunately, once water has made its way beneath the tiled base, replacing grout or silicone isn’t always enough. If the waterproofing system has failed, a shower renovation is often the only permanent solution.

The earlier a leaking shower is identified, the better. Finding the problem early can significantly reduce the extent of water damage and the cost of repairs.

If you suspect your shower may be leaking, a dye test is a non invasive way to help identify whether water is escaping from the shower base before deciding on the next steps.

A little repost from our archives, but it’s a great reminder during these frosty Ballarat mornings.

Solar hot water panels can freeze and burst during very cold mornings, often resulting in a significant amount of water being lost before anyone realises there’s a problem.

One of the biggest signs is hearing water running through your downpipes or from your roof when it hasn’t been raining.

If you notice this, don’t ignore it. Turn your water off and contact a plumber as soon as possible.
