Working from home is here to stay, so it's worth giving the desk a proper home of its own. 💻

The real question is where a study should go in your floorplan, and what else it can do for you, once you close the laptop.

𝗧𝗵𝗲 𝗼𝗽𝗲𝗻 𝗻𝗼𝗼𝗸. Built into a hallway, tucked under a stair, off the kitchen. Perfect for bill-paying, homework and quick tasks, and it keeps you connected to the household. Less ideal for a two-hour video call while someone's making toast nearby.

𝗧𝗵𝗲 𝗲𝗻𝗰𝗹𝗼𝘀𝗲𝗱 𝗿𝗼𝗼𝗺. A proper study with a door, a window and a wall of shelving. Acoustic privacy, a backdrop you're happy to be seen on, and it doubles as a guest room with a day bed built in. The trade-off is floor area, worth weighing up on a tighter plan.

𝗧𝗵𝗲 𝗵𝘆𝗯𝗿𝗶𝗱. A study nook behind a cavity slider or pocket doors. Open when you want to be part of things, closed when you need to focus. The best of both, when the layout allows.

Seven choices we reach for when clients want to protect resale value, even on a home they never intend to leave.

Can you hear the kids from every room in the house? Every conversation, every game, every impromptu jam session? Acoustics might be the most underrated part of a home. 🔊

It's National Science Week, so here's a little of the physics quietly at work in your home.

Sound travels through structure as much as through air. That's why footsteps carry upstairs while a conversation stays behind a solid wall. Each one calls for a slightly different approach.

🧱 𝗥𝗼𝗼𝗺 𝘀𝗵𝗮𝗽𝗲. Parallel walls bounce sound back and forth. Angles, soft furnishings and broken planes settle it down. It's why some rooms feel calm and others feel lively.

🪵 𝗠𝗮𝘁𝗲𝗿𝗶𝗮𝗹𝘀. Plasterboard, masonry, carpet, tile and timber all behave differently. Acoustic batts in the right walls do more for household calm than almost any other single spec.

🛋️ 𝗢𝗽𝗲𝗻-𝗽𝗹𝗮𝗻 𝘇𝗼𝗻𝗲𝘀. The kitchen-to-living hum is easily managed with ceiling treatments, bulkheads and a change of materials underfoot, all without walling the space back up.

😴 𝗕𝗲𝗱𝗿𝗼𝗼𝗺𝘀. Placing sleeping areas away from busy and mechanical zones is one of the simplest, most effective moves in the whole house.

Drive through any new estate in Northern NSW and you can feel the difference. The homes that settle into their block, where the morning light lands right where you have breakfast, have almost always been designed around the site itself.

That's what site-responsive design is all about.

Before we draw a single line, we spend real time on the block. Orientation, slope, prevailing wind, the sun's path in June and December, the vegetation worth keeping, drainage lines, views, even the neighbours' upstairs windows. All of it shapes the design.

Then the home responds. Which rooms face north. Where the entry lands. Whether the house steps gently with the slope or sits on a platform cut into it. How the breeze moves through without you ever thinking about it.

The financial upside is real. A design that steps with a sloping block can save tens of thousands in cut and fill, before you count everything you save on heating and cooling each year after.

The everyday upside is even better. Rooms sit where they should. Light lands where you spend your time. It's hard to capture on a floor plan and impossible to miss the moment you walk in.

Did you know that a good brief can save you up to six figures and six months on your build? Here's how to write one that works harder. 📝

Think of your brief as the document your whole home is designed, costed and built from. A Pinterest board of rooms you love is a great starting point - but the brief needs to transform all that inspiration into a tangible, conceptual map to guide your build.

Here's what turns a great mood board into a brief that gets you the home you pictured.

🎯 𝗡𝗼𝗻-𝗻𝗲𝗴𝗼𝘁𝗶𝗮𝗯𝗹𝗲𝘀 𝘃𝘀 𝗻𝗶𝗰𝗲-𝘁𝗼-𝗵𝗮𝘃𝗲𝘀. The most successful builds start with clarity. What’s essential? What’s optional? Four bedrooms may be a must.
A wine cellar may be a luxury. Define it early, and every design decision becomes simpler.

🏠 𝗛𝗼𝘄 𝘆𝗼𝘂 𝗹𝗶𝘃𝗲, 𝗻𝗼𝘁 𝗷𝘂𝘀𝘁 𝘄𝗵𝗮𝘁 𝘆𝗼𝘂 𝘄𝗮𝗻𝘁. Describe your daily rhythm. Who's home when, who cooks, whether the kids' friends stay over on weekends. That tells us more than a room count ever could.

💰 𝗔 𝗯𝘂𝗱𝗴𝗲𝘁 𝗿𝗮𝗻𝗴𝗲, 𝗿𝗮𝘁𝗵𝗲𝗿 𝘁𝗵𝗮𝗻 𝗮 𝘀𝗶𝗻𝗴𝗹𝗲 𝗻𝘂𝗺𝗯𝗲𝗿. Also, strive for clarity on what will sit inside it: landscaping, driveways, furniture, contingency. Naming these early is exactly what keeps the budget on track.

The brief is where the design conversation begins, and the clearer it is, the more smoothly everything downstream flows.

𝗛𝗼𝘄 𝗹𝗼𝗻𝗴 𝗱𝗼𝗲𝘀 𝗮 𝗰𝘂𝘀𝘁𝗼𝗺 𝗯𝘂𝗶𝗹𝗱 𝗮𝗰𝘁𝘂𝗮𝗹𝗹𝘆 𝘁𝗮𝗸𝗲? 𝗛𝗼𝗻𝗲𝘀𝘁 𝗮𝗻𝘀𝘄𝗲𝗿, 𝗳𝗿𝗼𝗺 𝗳𝗶𝗿𝘀𝘁 𝘀𝗸𝗲𝘁𝗰𝗵 𝘁𝗼 𝗸𝗲𝘆𝘀 𝗶𝗻 𝗵𝗮𝗻𝗱. ⏱️

Around 12 to 18 months typically in South East Queensland. Six months is a project-home timeline, and custom work runs to its own rhythm.

The first stretch, and roughly a third of the whole journey, is design. Briefing, concept, revisions, working drawings. This is the time that shapes everything else, and giving it room to breathe pays off at every stage that follows.

Then six to twelve weeks for approvals. This can include DA, engineering, certification and any referrals for overlays or infrastructure.

From here you can expect eight to twelve months on site, from site prep through to practical completion. Complex blocks, split-levels and highly customised finishes tend to sit at the upper end of timeline projections.

Whether a build lands closer to 12 or 18 months usually comes down to a few things: a brief that's finalised before drawings start, timely selection of finishes, how the wet season falls, and an experienced construction team actively running the schedule. 💪
