Layered Surge Protection: A smart way to safeguard valuable infrastructure

A sudden overvoltage generated from a lightning strike, an electric vehicle or equipment fault can cause irreparable damage to a building’s electrical systems and its sensitive components.

Without surge protection devices (SPDs), these voltage spikes can harm electronic equipment, appliances, lighting control systems, car chargers, fire panels, HVAC systems and light fittings. Surge diverters prevent such damage by safely redirecting excess voltage into the earthing system instead of through the equipment.

SPDs act as a voltage safety valve, detecting surges and instantly diverting excess energy to earth. Once normal conditions return, they reset and continue to provide protection.

For optimal performance, surge diverters should be installed in a layered configuration. Primary protection is placed at the Main Switchboard to guard against external surges from lightning or grid disturbances, while secondary protection is installed at the distribution boards and near critical loads, such as lighting control or data systems.

As SPDs gradually degrade each time they absorb energy, regular inspection and testing are essential to maintain their effectiveness.

Effective surge protection minimises equipment failure, enhances building safety and reliability, whilst ensuring compliance is adhered to maintaining AS/NZS 3000 and AS/NZS 1768 standards.

Works completed:

Full installation of power and data infrastructure to support open-plan workstations, enclosed offices and breakout areas. This included structured cabling systems, floor boxes and distribution boards to provide flexible future-proof connectivity.

☑️ Lighting
Supply and installation of modern, low glare energy-efficient LED lighting throughout the tenancy. Lighting design was tailored to provide both functionality and aesthetics, ensuring compliance with standards while enhancing the workspace environment.

☑️ Exit & Emergency Systems
Installation and commissioning of compliant exit and emergency lighting systems in accordance with AS2293 requirements, ensuring occupant safety and regulatory compliance.

☑️ Integration with Architectural Fit-Out
Electrical works were delivered seamlessly alongside Geyer Valmont’s high-end architectural design, with careful attention to detail in areas such as the breakout kitchen, meeting rooms, and open-plan office space.

Meeting the Rising Demand for EV Charging

Providing charging facilities at workplaces and retail centres has shifted from what was once seen as a luxury, to now being an expectation. ESG and sustainability commitments are pushing property owners to demonstrate leadership in this space, with EV charging seen as a clear way of reducing emissions and supporting sustainable transport.

New technologies are emerging quickly. Smart load management systems now allow multiple chargers to operate simultaneously, without overloading supply, by intelligently balancing demand and reducing peak load charges. High-speed DC charging, once confined to service stations, is becoming increasingly common in commercial and retail environments, giving drivers a faster and more convenient charging experience. We are also seeing chargers integrated directly into building management systems, allowing Facility Managers to monitor usage, manage costs and optimise efficiency across their properties. Forward-thinking designs are ensuring that infrastructure installed today can be scaled in the future as demand grows, avoiding the need for costly re-work. Sustainability is also at the forefront, with many sites now pairing EV charging with on-site solar generation and battery storage, reducing reliance on the grid.

Many existing buildings face capacity constraints and may require significant electrical works to support additional load. Facility Managers also need to consider how costs will be recovered, whether through tenant contributions, user fees or landlord investment.

The shift to electric mobility isn’t slowing down. Buildings that prepare now will be at the forefront, meeting both tenant and visitor expectations, while enhancing their value and reputation as sustainable, forward-thinking assets.

Predictive UPS Maintenance —
Safeguarding Security & Minimising Property Risk

Uninterruptible Power Supply (UPS) Systems maintain backup power to essential property infrastructure. These include security control rooms, access control systems, CCTV systems and Building Management Systems (BMS).

Preventative UPS Maintenance is essential for early detection of faults, identifying them before they become potential serious risks. When a UPS fails, these systems are left vulnerable, compromising the safety and operability of the entire building.

During a recent maintenance inspection, Prolux identified a single battery within a UPS string operating at an extreme temperature (119°C). This not only posed as a fire hazard, but had the potential to cause a total UPS failure. One faulty battery alone is capable of damaging an entire string of batteries, so early detection is essential. Without predictive maintenance, these issues often go unnoticed until it’s too late.

The risks of a faulty UPS include:
* Security systems failing during power outages
* Increased fire risk from overheating batteries
* Loss of access control, BMS functionality & CCTV
* Disruption to tenants and operations

To protect your property and occupants, Prolux recommend implementing a preventative UPS Maintenance Program that includes thermal imaging, load testing and internal battery diagnostics. Proactive monitoring reduces risk, prevents downtime and ensures business continuity.
