A great build always starts before the first wall is even put up. 🏠
Here are 5 things to sort early so your build runs on time and on budget:
1. Get your block sorted. Soil tests, contours, services and any easements or covenants all impact the design and final cost. The more we know about the site upfront, the more accurate your quote and the fewer surprises once we start.
2. Know your council requirements. Setbacks, height limits, energy ratings and any overlays in Brisbane, the Redlands, Logan or the Northern Gold Coast can shape what you can build. A quick check early avoids redesigns later.
3. Lock in how you actually want to live. Where does the sun rise? Where will the kids do homework? Do you need a study, a media room, a butler's pantry, future bedrooms? The clearer your lifestyle priorities are upfront, the better the floorplan we can design around them.
4. Budget for the extras outside the build contract. Driveways, landscaping, fencing, blinds, clothesline, letterbox and a few finishing touches are often a separate spend. Factoring these in early stops a last-minute budget squeeze right at the finish line.
5. Start choosing finishes now. Flooring, kitchens, bathrooms, windows and doors can have long lead times. The earlier your selections are locked in, the smoother the back half of the build runs.
