Talk to your builder before you finish your drawings.
One of the most common things we see is homeowners investing heavily in architectural drawings, engineering and approvals before an experienced builder has properly reviewed the project from a construction and cost perspective.
By the time the project reaches a builder, a lot of money has already been spent — and some of the major decisions have effectively been made.
Then the construction pricing comes back.
The project is over budget.
Certain details are unnecessarily complicated.
There are expensive structural or waterproofing solutions.
Or the design simply doesn't align with what the owners realistically wanted to spend.
That's a difficult time to start value engineering.
