Termites
Did you know that according to a 2014 research, 1 in 4 Australian homes will be affected by termites at least once? These arthropods are considered the most destructive pest in our country,

Rats/Mice
Mice and rats are a health hazard to humans due to the wide range of deadly disease that they can spread. Additionally, they can cause damage to the building's insulation, chew the floor joists or the walls, and even damage cables. If they have access to the kitchen, these critters can contaminate the food and we can become sick.

Cockroaches
Cockroaches carry disease and can exacerbate the symptoms of allergy and asthma sufferers

Fleas
Fleas prefer humid and warm environments and thrive both inside and outside of residential and commercial buildings. These pests will affect your pets such as cats, dogs, and even birds, as well as the humans who interact with the affected animals.

Ants
Ants will generally enter a house in search of food, and they can become a real nuisance. Some species of ants might even carry diseases that can affect humans, while other species can bite.

You don't get to be the oldest living organism on earth, more than 350 million years, by being easy to eradicate.

The small number of cockroaches that hitch a ride into your home in grocery items like hands of bananas and in cardboard boxes will multiply rapidly.

A pest free home could be the next important step in assisting your family with allergies.

Kitchens and Cockroaches, seem to go hand in hand. However cockroaches in the kitchen can exacerbate the symptoms of allergy and asthma sufferers. To prevent an infestation, keep a meticulously clean kitchen, store food in airtight containers and avoid leaving out pet food. Choose the right professional pest control who offers safe products that won't trigger any asthma or allergies.

In the living room, Dust mites feed on human and animal dander, and vacuuming at least once a week using a machine with a HEPA (high-efficiency particulate) filter can help to prevent them.

They also love bedrooms, dust mites are most often found in the bed, where dander is most abundant. Wash linens frequently in hot water, and consider encasing pillows and mattresses in allergen-proof covers.

Imagine moving into your newly purchased property only to discover a few months later that your dream home has a devastating termite infestation.

What can you do about it?
It might shock potential property purchasers to know that vendors do not have a positive obligation to point out quality defects if that defect is apparent from an inspection of the property.

What is a quality defect?
Quality defects include termite infestations, structural issues, noise issues, town planning restrictions and heritage listing.

Buyer beware unless the vendor is actively deceitful
Vendors do not have to tell you everything. So far as defects in quality are concerned, the rule still is caveat emptor – buyer beware. The onus is on purchasers to satisfy themselves as to the state of the property. It is not the vendor’s responsibility to disclose a property’s every imperfection, even if the quality defect is hidden from view.

How can I protect myself?
1. Inspect the property yourself, as many times as possible. If you haven’t done this, you have almost no chance of success in a claim against the vendor.
2. Obtain pest and building inspections. If possible, try to attend the property with the inspector.
3. Ask your lawyer about obtaining a building certificate and survey from the Local Council, and a Planning Certificate if one is not attached to the Contract.
4. Ask a lot of questions about the property and make notes.
