Utz-Sanby is a medium sized architectural practice established in 1994. The partners, Kristin Utz from Sydney and Duncan Sanby from the U.K have worked for firms in both London and Hong Kong, including Bennetts Associates and Foster and Partners.

Senior Architect Kaori Sekiya joined Utz Sanby Architects in 2007 after completing her Bachelor of Architecture at Kanagawa University. Born and raised in Japan, she has been an integral part of the studio for almost two decades, with a role spanning architectural design, project leadership and project development across a diverse range of residential projects.

Kaori values the collaborative process of working with engineers and consultants to translate design concepts and ideas into practical, buildable solutions. With a meticulous approach and strong attention to detail, she brings technical expertise, accuracy and a clear design direction to each project, particularly when resolving complex challenges through close collaboration and coordination.

As an integral part of the studio, Kaori continues to contribute to the thoughtful delivery of Utz Sanby's residential work, bringing together design intent and technical resolution across every stage of the design process.

The kitchen is arranged as a compact, highly functional space, with plywood cabinetry extending across the full width to incorporate storage and integrated appliances. Horizontal windows above the work area introduce ventilation and natural light, while the timber colour adds warmth against the lighter benchtop.

The deck extends directly from the kitchen, allowing the area to connect naturally with the adjoining outdoor space. The layout provides a practical transition between the kitchen and the deck, supporting both everyday use and outdoor dining.

The living area brings together exposed timber beams, dark steel framing and high-level glazing, giving the room a strong sense of structure while drawing attention upwards to the roof form. Warm timber tones soften the darker steel, while the fireplace is framed by timber cabinetry that incorporates storage and keeps the room visually streamlined.

The kitchen and living areas share one continuous space, with the island extending into the interior. Polished timber floors run throughout, while the high windows draw light into the room and provide views towards the surrounding trees.

The dining area is framed by timber and dark steel, with full-height openings bringing the water views directly into the space. Adjustable louvres allow for ventilation, while the open structure keeps the dining area closely connected to the outdoors. Timber, steel and generous glazing are seen throughout, giving the home a consistent architectural character.

A timber dining table anchors the interior setting, while a second table on the deck provides a dedicated place for outdoor dining. This offers greater choice in how and where meals are enjoyed throughout the day, allowing dining to shift between the interior and the deck.

Set on a north-facing Pittwater site, Clareville House is planned around an L-shaped layout that captures the Pittwater views and responds to the natural slope of the site. Mono-pitch roofs follow the terrain, bringing morning light and cross ventilation into the home while framing the Angophoras. The main living areas are arranged around a roofed deck that extends the living spaces outdoors and can be enclosed with fly-screens.

The home sits within a lush garden, with timber walkways and planted areas leading towards the living spaces. Timber framing and dark steel structure are clearly expressed across the facades, while the large glazed openings bring the surrounding greenery into view. At night, the illuminated interiors reveal the house through the surrounding trees.

Clareville House has been part of Fred and Lynn’s family story for generations, with the property first purchased by Fred’s mother in 1952.

When it came time to renovate, they chose a different architectural approach - one that respected the site and broader context of Pittwater to create a home that is at one with its location and setting. Recycled timber, spotted gum flooring and details drawn from the property’s surroundings are among the features that continue to connect the home to its history.

In this reel, Fred and Lynn share their experience working with Utz Sanby Architects, from the initial design process through to the completed home they continue to enjoy today.

Architect James Boden joined Utz Sanby Architects in 2021, progressing from Graduate Architect to Architect in 2023. With a Bachelor of Design in Architecture from the University of Sydney and a Master of Architecture from the University of Melbourne, James contributes to the delivery of bespoke residential projects throughout Australia.

James enjoys the challenge of resolving architecture through careful planning, balancing the opportunities and constraints of each project to create clear, functional outcomes. Working closely with clients, consultants and builders throughout the design and construction process, he brings a thoughtful and collaborative approach to every stage of a project's development.

Today, James is part of the team continuing the studio's commitment to thoughtful residential architecture.

Full-height joinery stretches the length of the kitchen, integrating appliances and storage behind crisp, handle-free cabinetry. A soft green splashback introduces subtle colour, while under-cabinet lighting brings definition to the preparation area.

The generous ceiling height enhances the sense of openness, while a dark pendant light introduces contrast above the island. Warm timber flooring grounds the space, bringing balance to the pared-back interior.

Wide sliding glass doors open the living spaces directly onto the courtyard, allowing the interior to flow naturally into the exterior. Timber flooring continues to the edge of the home before meeting sandstone paving and soft landscaping, while the restored sandstone walls provide a strong backdrop to the contemporary addition.

Clerestory glazing draws daylight deep into the interior, while the generous roof overhang extends the living area outdoors. Framed by landscaped gardens and a central pond, the courtyard provides a sheltered setting for everyday living, dining and entertaining.
