Warm materials. Cold discipline.

The rooms people remember are rarely the ones with the most in them. They are the ones where somebody decided early where the light would fall, which wall would carry the weight, and what to leave out.

That decision happens at the drawing table, months before anyone picks a tapware finish. It is the least visible part of building a home and the part you feel every day for twenty years.

Sea views come with a build cost most people never see coming.

New Idea asked our Managing Director Matt Jackson what building on a coastal block actually involves, off the back of The Block's 2026 season.

"The first thing to understand is that if you have a sea view, you're almost always on a slope," he said. "Coastal land with a view is rarely flat, and that changes the entire build at each stage."

Then there is the salt air. Steelwork, fixings and fittings all need corrosion protection that a standard suburban build never requires.

It is the kind of thing worth knowing before you fall in love with a block.

Tax tweaks will not build homes.

The Treasury Laws Amendment (Tax Reform No.1) Bill passed on 25 June. From 1 July 2027, negative gearing on residential investment property is limited to new builds, and the 50 per cent capital gains tax discount is replaced by an inflation-based calculation for established property.

Our Managing Director Matt Jackson has argued throughout the debate that none of it addresses the actual problem.

"You can tweak tax settings all you like, but if you don't fix supply, you are not fixing the problem," he said. "Housing supply is being strangled by slow approvals, limited land release and layers of red tape that add cost and delay at every stage."

Everyone wants timber. Not everywhere is the right place for it.

Oak floors, feature walls, natural cabinetry, benchtops. Timber is on almost every mood board right now, and for good reason: it is warm, sustainable and it photographs beautifully.
