1 into 17 with new road over two stages- Calamvale

This site originally had an approval for a multiple dwelling development. The new owner wanted to create standard format lots instead. The site is in the Emerging Community zone. A 17-lot subdivision with a new road was ultimately achieved. This development was proposed to be carried out in two stages. Stage 1 involved a 1 into 6 lot subdivision of the front section of the site with a new road. Stage 2 involved the creation of 11 lots and new road.

There were stormwater and biodiversity issues that arose from this proposal. These were overcome with rehabilitation plans and engineering reporting. Covenants and building envelopes were applied to lots 12 and 13 to preserve the vegetation.

This development resulted in 4 new frontage lots with 2 small lots and 2 standard lots.

There were issues regarding habitat protection and access during the assessment period with Council that were resolved successfully resulting in an approval.

1 into 4 lot subdivision – Wynnum West

The development initially envisioned 5 lots, however was reduced to 4 proposed lots due to council’s response on preferred lot sizes.

The development resulted in 3 small lots and 1 standard lot being approved. The dwelling was retained on one of the new small lots and assessed against the small lot code in a separate application due to some non-conformances.

A 2 into 6 lot subdivision over 2 planning applications to allow 2 stages - in Alexandra Hills, Queensland.

This 2 into 6 lot subdivision was approved over two applications to create effectively two stages. The site had complex storm water management and environmental issues. These issues were overcome through specialist reporting by an ecologist and engineer.

This was a 1 into 4 Lot Subdivision & Material Change of Use at a site in Loganholme.

This development was a combined reconfiguration with a material change of use application for building envelopes.

The land use is constrained by a large Energex easement for
power lines that traverse through the site. In the process Energex was approached to provide a response as an advice agency for referral. Through discussion and the implementation of some specific conditions around this easement the development was able to go ahead successfully.
Access and storm water drainage were the main issues raised by council. These items were addressed and thus resolved through engineering design and a material change of use application for building envelopes for above ground water tanks.
