Back from his working trip to regional Western Australia with Neil, Josh has ten tips for what owner/occupiers should do to prepare their home (and save a little money) for the upcoming winter blast.

1. Know the location of your main water valve. If a major water issue arises, you can deal with it immediately by turning it off.

2. To prevent water freezing, some companies will advise you to let your taps drip. If water hits its freezing point, we all know what it means for tapware and pipes. Consider having have your leaking/dripping taps fixed.

3. It doesn’t hurt to insulate exposed pipes in unheated areas of your house. This can prevent burst pipes.

4. If you notice holes or cracks in the wall around your pipes, fill them in with an over-the-counter sealant. This small fix can improve your home energy efficiency and protects pipe integrity.

5. Look around your house for discoloured walls, sagging ceilings, and/or mould patches. All three are signs of a leak in your roof.

6. Visually inspect your hot water unit for signs of wear and tear. If you spot rust and/or corrosion, immediately schedule a service with your plumber.

7. Clear gutters, downpipes, and flush underground drains/stormwater paths of debris.

8. Pay attention to raised grass and/or paving in your yard. It could indicate a soak well, septic tank, and/or an underground water issue.

9. It’s entirely likely you won’t need your hose in the wetter months—so disconnect and drain outdoor hoses. Follow that up by turning your reticulation off for a couple of months. Your water bill will thank you.

10. Some plumbers recommend keeping your home heated in winter (even when you’re away). While this does benefit your home’s piping and yes, it can be a cheaper alternative to dealing with burst pipes and water damage, Josh can’t in good conscience advise people to do this with cost of living increases showing no sign of abating. Each person is free to weigh the cost-benefit themself.

One of our missions is to demystify plumbing and put timely information in the hands of our readers and customers. Josh couldn’t ignore the recent influx of questions about home water filtration systems—so, we’ve postponed this month’s scheduled post to answer your queries.

To ensure Western Australia’s water supply safety, transportability, and drinkability, our public utility fights contaminants with chlorine, and in some water supply schemes, fluoride. As good a job as the Water Corporation does, there’s always room for improvement.

A huge advocate of point of entry water filtration systems, Josh put his money where his mouth is. As cost of living continues to spiral out of control, we can’t fault people for trying to save a buck. But, trade specialisations exist for a reason. And a few hundred dollars your unauthorised effort saved upfront can turn into thousands in fines and corrective actions down the line.

Western Australia’s high plumbing standards and regulations are a safeguard against poor quality work. That’s for good reason. Working with the mains water supply, drainage, gas, and/or sewer systems can pose safety hazards. We haven’t even touched on failed compliance issues (especially during rent inspections/a proposed listing), insurance voids, and legal penalties.

Recently, Josh was called to a quote that left him with no option. Under the Plumbers Licensing and Plumbing Standards Regulations 2000, if Josh failed to report non-compliant work for a rectification notice, he faced significant fines alongside potentially having his licence cancelled. That’s how seriously Building and Energy and the Plumbers Licensing Board approach cavalier attitudes toward unlicensed and/or defective work.

Within 30 seconds, Josh had spotted at least four major issues with this defective two-year old hot water system. We’ll let him walk you through them. Our advice—trust your licensed plumber; they’re trained to do the job.

It’s crazy March is already knocking on the door. But with the year flying by, this bathroom renovation Josh and Neil recently completed might give you pause to stop and look.

Before a renovation is commissioned, Josh fires a million questions at a prospective client. This not only helps our owner-operator conceptualise the homeowner’s vision but also, helps Josh schematically plan the project. Whether it’s accessing hard to find materials, calling trusted tradies onto the project (we’ll refrain from making a joke about electricians), raising design issues that may not have been considered, or building in contingencies should bottlenecks arise, Josh leaves no stone unturned.

Well, here we are, at the end of our fourth year of operation. Without you, Sumont Plumbing & Gas wouldn’t exist. For every word-of-mouth referral, online recommendation, page follow, group tag, and completed job, a heartfelt thank you.

After a huge year on the tools, Josh has earned a well-deserved four week break. While he’s unwinding overseas, Neil (pictured wearing sunglasses) and Murray, two tradies Josh learned under and who work as subcontractors for Sumont, will man the fort. Rest assured, Neil and Murray’s craftwork is exceptional. And please, don’t hesitate to remind Neil of Australia’s 3-0 lead in the Ashes.

Australia’s energy mix is a conversation dominating airwaves. The reality is in an area of abundant sunshine, Perth dwellings have capitalised on the benefits of solar hot water systems long before renewable energy became a political buzz term. Let’s take a look.

Gas leaks can be silent and deadly killers. If you suspect a gas leak in your home, turn off the supply of gas to the property, remove ignition risks, and ventilate the building by opening all doors and windows. Immediately report the incident to the appropriate authorities and if your concern is high, evacuate the property. Here are some telltale signs you may have an issue with your building’s gas system.

1. If a strong sulfur-like or rotten egg odour near gas appliances, pipes, or outdoors pervades your property, chances are you may have a slow gas leak. Internal signals to look for include bubbling paint, discolouration, unusual moisture on walls near gas lines, pilot lights that keep going out, yellow/orange flames (instead of blue) on burners, and soot buildup around gas fittings.

2. Feeling sudden headaches, dizziness, nausea, fatigue, or flu-like issues without explanation can be signs of a gas leak and/or carbon monoxide buildup. Not only is it dangerous for humans but family pets are susceptible to this threat. Investing in carbon monoxide detectors is a prudent investment.

3. Hissing, whistling, or roaring coming from gas lines, meters, or appliances can be a sign that gas is escaping under pressure. A simple test is apply Windex to the suspected gas leak. If it bubbles, you have a leak.

4. Leaking gas can kill roots and foliage. Patches of wilted grass, plants, or shrubs near underground gas lines or your meter box suggests that you have a problem with your gas system. Moreover, dirt, dust, or debris blowing up from the ground, or bubbles forming in puddles or wet areas near gas infrastructure are signs that you have an underground gas leak.

5. A sudden spike in your gas utility bill without increased usage might mean gas is leaking out instead of being used efficiently.

*Josh’s Tips*

In Western Australia, gasfitting work can only be carried out by a person with extensive training and the appropriate licence. Unlicensed work poses a public safety risk but also, may affect applicable insurance claims. Unaccredited individuals cannot supply you with a Notice of Completion (NOC) and issue a gas safety certificate guaranteeing their work. Most importantly, gas suppliers will carry out an audit of the licensed gas fitter’s work, giving you peace of mind everything is in good standing.

Every gas appliance has a testing ni**le. The conveniently installed fitment allows gas technicians to conduct tests (without disturbing the main gas line), detect leaks, and verify maintenance. Moreover, don’t try DIY fixes for your home gas system. It’s safe business to have your licensed tradesman inspect the compliance badges on your gas appliances.

It might not appear obvious but slow draining fixtures, unpleasant odours around sinks, gurgling sounds coming out of your toilet, recurring clogging, and sewage backup may indicate you have tree roots obstructing your pipes.

In their search for water and nutrients, tree roots have an exceptional ability to infiltrate any available space. But how to tell if a root system is wreaking havoc on your plumbing piping? Here are some telltale signs, preventative measures, and suggested fixes.

1. When planning your new home build, overlay your landscaping plan on the property’s plumbing schematics. Knowing where to plant greenery that (hopefully) won’t interfere with underground piping will save you a bunch of future headaches.

2. We’ve all seen the memes of iceberg bodies being hidden underwater. Apply that mentality to your yard. No matter how pretty they look, to save yourself the inconvenience of digging it up, try to avoid decorating your patch with tree and plant species with aggressive root systems.

3. If you live in an established area or reside in an ageing home with terracotta piping, consider upgrading to PVC piping. Porous clay pipes are less durable and flexible than PVC which over time, lead to a significant cost disadvantage. Also, tree roots don’t care for property boundaries. Pay attention to what’s growing in your neighbours’ yards.

4. Near plumbing piping, consider employing a root barrier or spraying tree roots with chemical growth inhibitors. If you chose the chemical route, always read and follow the manufacturer’s instructions.

5. Perform periodic inspections of your yard, giving close attention to drains, uneven surfaces, foundation cracks, pooled water, odd smells, and unusually green grass. If something seems odd, it’s wise to procure a professional opinion.
