Queensland Smoke Alarm Laws – Effective 1 January 2027 🚨
From 1 January 2027, all existing owner-occupied homes, townhouses and units in Queensland must comply with the same smoke alarm standards already required for rental properties and homes being sold.
Smoke Alarms Must Be:
✅ Photoelectric type (AS3786-2014 compliant)
✅ Interconnected (if one alarm activates, they all sound)
✅ Installed:
• In every bedroom
• In hallways connecting bedrooms to the rest of the dwelling
• On every storey of the home
• In the path of travel to exit where no hallway exists
✅ Powered by either:
• 240V hardwired with battery backup, or
• Sealed 10-year lithium battery alarms
✅ Less than 10 years old and fully operational.
What Happens if a Home Isn’t Compliant?
While the legislation is primarily aimed at life safety, non-compliance can create issues with:
• Property sales
• Rental compliance
• Building approvals
• Potential enforcement action and fines
• Insurance claim disputes following a fire investigation.
Insurance Implications
Most insurers require homeowners to:
• Comply with relevant laws and regulations.
• Maintain working smoke alarms.

If a serious fire occurs and investigators determine:
