CDU Student Accommodation Project Reaches Major Construction Milestone

It's encouraging to see construction commence on Charles Darwin University's new student accommodation development in the Darwin CBD. Located at 56 Woods Street, the project will deliver 352 student beds and further strengthen the University's growing city campus while supporting higher education and workforce development in the Northern Territory.

We're pleased to see the project move into delivery, having provided tender pricing and quantity surveying support to DCOH during the bid phase. The development is another important step in CDU's continued investment in world-class education facilities and student experience.

Having worked alongside CDU throughout the four-year design and construction journey of the CDU Danala Education and Community Precinct, it's rewarding to see the next stage of the University's vision taking shape.

Congratulations to Campus Living Villages, DCOH, Charles Darwin University and the wider project team on reaching this milestone. We look forward to following the project's progress in the years ahead.

The recent announcement about growth in NT gold mining highlights an important question often overlooked amid new projects, jobs and production forecasts, what happens at the end of a mine's life?, what happens when the gold runs out?

As projects such as Mt Bundy move towards development, rehabilitation and mine closure deserve as much attention as construction and production.

As Quantity Surveyors and Cost Consultants, we've seen firsthand the scale of this responsibility. Over seven years, we annually audited and extensively assessed rehabilitation liabilities for the Ranger Uranium Mine near Jabiru in the Northern Territory, on behalf of the Australian Government, helping determine the funding required to restore disturbed land after mining ended.
At the time, the estimated rehabilitation costs were in the order of $200 million.

Projects like Ranger demonstrate that mine closure is not the end of the project, but the start of a long-term commitment to environmental stewardship, risk management and financial accountability.

As new mines are developed across Northern Australia, ensuring that rehabilitation obligations are accurately assessed, funded and planned for from day one remains just as important as the resource itself.

The true measure of a successful mine is not only what it produces, but how it leaves the land when operations cease.

The hidden cost of missing records.

Capital Gains Tax changes could create a significant tax trap for property owners who don't have the right documentation.

As a Quantity Surveyor, we often see this with inherited properties. A home may have been held for decades, with extensions, renovations, pools, sheds, and other improvements completed long ago. By the time the property is sold, the invoices and records are often gone.

The problem? Those capital improvements may form part of the property's CGT cost base. If they can't be substantiated, owners could end up paying more tax than necessary.

This is where a Quantity Surveyor can help.

Even when records are missing, we can often prepare retrospective cost assessments, identify capital improvements, and estimate historical construction costs using recognised industry methodologies. These assessments can assist accountants and tax advisers in establishing a more accurate cost base position.

The lesson is simple, keep good records. But if they're no longer available, all is not necessarily lost.

Sometimes the value of a Quantity Surveyor isn't just measuring what a property is worth today, it's helping uncover the value that's been forgotten over time.
