HOT WATER HEALTH CHECK: TOM 0447 081 768

Low pressure on your hot water taps? Hot water not as hot as it used to be? Is the water hotter at the kitchen tap but the showers barely get warm? Call or message us to get your hot water system checked. The tempering valve is a safety device used to cool the very hot water from the water heater tank and deliver a safer lesser temperature to your taps to prevent scolding. Being a safety device it is designed to fail in a safe way and will often suddenly block the flow of hot water to the taps or fail slowly and you may notice a gradual decline in the water temperature. These valves are mandated by law to protect bathroom hot water taps and to prevent scolding injury at the tap. When they fail suddenly people often think it might be the end of their hot water system, but these valves only cost a fraction of the total cost of a new hot water system. Manufacturers recommend replacing these every 5 years as part of a major service, perfect time to get your anode changed and other valves checked.

Relief valves, hot and cold, are a safety device on your storage hot water system there to protect the steel tank from excessive pressure and temperature. It is a good idea to regularly activate the valves every month to purge out the dirt and sediment build up in the valve, being careful not to get splashed with the water that comes out the outlet of the valve (It can be VERY hot). If you find that this valve doesn’t let water out or is constantly dripping give us a call and we will get them sorted out.

Anodes or Sacrificial Anodes are in your storage hot water system to protect the steel tank from corrosion. This metal rod, usually Magnesium, will sacrifice its self, absorbing the corrosive elements in the water to save the hot water storage tank from rust, Extending the life span of your hot water system and delaying the need for expensive replacements. This takes its toll slowly on the Anode and will deplete it over time. We recommend getting yours changed every 5 years to keep your tank in top condition.

Ellenbrook has been keeping us busy this weekend with three hot water systems that needed to be changed on Saturday alone!

We were able to supply and install these three Vulcan 135L gas storage hot water units complete with pipes and valves to customers around Ellenbrook who woke up Saturday to no hot water and found their hot water tanks had ruptured after decades of faithful service.

Our local supplier Reece Plumbing Ellenbrook were able to supply and deliver the units to site. The Vulcan 135L was chosen for their proven reliability, ease of install and great price point.

On every install we do:
- All rubbish is taken away.
- Site is left clean and tidy.

Looking at saving on your hot water running and maintenance costs?

A continuous flow hot water system could be the answer. We have been installing many Rinnai and Thermann brand units around Ellenbrook.

We installed this Rinnai B16 continuous flow hot water system to replace the existing Dux ProFlo 135L storage unit. The owner of the Ellenbrook house was in urgent need of a new water heater when the existing 12 year old unit had ruptured its tank and was no longer serviceable. The Rinnai B16 was chosen for its good price, high gas efficiency and low running/maintenance costs. Banrock Plumbing Ellenbrook was called in to get the job done. A gas pipe upgrade was required for the new unit and we also teamed up with a local electrician to get a power point installed for the unit.

Remember to check your flexible pipes every few months!

We responded quickly to this burst pipe in Ellenbrook when the owner couldn't locate the water meter. The flexible pipe under the bathroom basin had corroded and burst flooding the bathroom, toilet, hallway, bedroom and laundry.

We replaced them with 'burst proof' PEX flexible pipes.
