We’re excited to share a glimpse of our latest project at 46-48 John Street Elwood - two luxury residences offering everything this ideal bayside address deserves, including four bedrooms, multiple living spaces, a private pool, double garage and private lift.

With clean lines, handmade brickwork, neutral tones and cascading greenery, the homes’ facades share a calming architectural language yet are thoughtfully varied, giving each its own distinct identity.

Currently under construction with completion scheduled for mid-2027, we look forward to sharing updates as we bring this special project to life.

This new home design establishes a bold sculptural identity, defined by sculptural curves, grand volumes and a refined material palette. A dramatic double-height entry and sweeping staircase anchor the home, while expansive glazing and carefully framed corner windows establish a constant dialogue with the landscape.

The ground floor unfolds through a series of purposeful, interconnected spaces, balanced by private retreats above, including a serene rear-facing master suite.

A restrained composition of brick, natural stone and timber battens unifies the architectural form, extending seamlessly through to the alfresco entertaining areas and rooftop terrace. The result is a contemporary residence of strong architectural presence, clarity and crafted elegance.

The rules around planning permits changed in September 2025. If you received advice before that date, it may no longer apply to your project.

Amendment VC282 removed the planning permit requirement for many single dwelling projects across Victoria. Whether you need one now comes down to three things: your zone, your lot size, and your Overlays.

Lighting of the month: the In Common With Gemma Sconce.

Mounted in pairs either side of a bed, it does the job of a bedside lamp and frees up the side table. It works just as well lighting a hallway or a reading nook, where its warm, low glow suits a slower pace.

There's something quietly theatrical about this Brighton East facade. A series of scalloped bays runs across the upper level, each one softly framing the light behind it and giving the building a rhythm you notice from the end of the street. It's a multi unit design that feels generous and considered, holding its presence without ever feeling heavy.
