Garage Conversion in a Neighbourhood Residential Zone, on a BAL 12.5 site.

This is our tiny house at our Woodend project.

The client had a garage which we conveted to a tiny house. Iniitally it was to be lived in while we renovated the main house. It's now a very convenient second dwelling for visitors. Or a space when one of the family wants some peace to work or study.

We waterproofed the floor, battened the external walls and added sarking and insulation. And replaced the roof with a ridge beam and rafters. We had fun playing with plywood for part of the joinery, walls and ceiling.

Panorama Drive, Gisborne. The Garden Room.

We extended an existing house to form a larger dining room, and to create a living space with views of the garden. We chose a rusted metal cladding to tie in with existing garden sculptures, and included an undercover dining area with stacking doors on two sides to connect the indoor and outdoor spaces. Timber, rust and stone. A beautiful combination.

We also rendered the existing house to enhance the street appeal and modernise the entire home.

This is our Woodend project.
We created a tiny house by converting the existing garage. Then renovated the existing house to function better for a family of 4.
The house brief was to reconfigure the existing house without extending. We filled in a small rear balcony, and the front landing - both under the existing roofline. Then removed one wall separating the kitchen/dining and living areas. The result was a much more function home which feels so much larger than it previously did.

A statement from our client:
"With rising electricity prices as well, this is a very important consideration. We were so happy that we could stay under the existing roof line for our renovation for all of the reasons mentioned. And of course, so fortunate we found Belinda to work with and guide us through that redesign to make a much more functional (and beautiful) home. Also, the cleaning of a big house makes me shudder."

Our Macedon project, on Black Forest Drive.
This is a new build on a vacant, sloped block of land. It has complex overlays, and had a previous town planning permit with the site classified as Flame Zone.
We investigated ways to reduce the BAL rating, and created a new design which accomplished a BAL 40 rating without compromising the design. Reducing the cost and complexity for the client.
The house is on three split levels, creating a roof slope of 3 degrees, matching the slope of the land.

Our Hobbs Road, Bullengarook, project.

We renovated the existing home and added an extension. Usually we would contrast the extension to the existing, but with the unique shape of the existing home, we decided to tie it in to form a u-shape courtyard.

The extension was double storey with a bedroom and recreation room upstairs, and a carport and storage downstairs.

This is a BAL 40 site with complex zoning and overlays. Visola Studio provided full services including the Planning Permit application.
